Marion County covers more than 1,600 square miles, larger than the state of Rhode Island. There’s no single “character” to this market. Southwest Ocala near the World Equestrian Center feels nothing like rural Dunnellon along the Rainbow River. Each pocket of the county has its own price range, lifestyle, and buyer profile. Southwest Ocala / World Equestrian Center Area
This is the premium market in Marion County, and it’s not close. The World Equestrian Center has transformed this corridor into one of Florida’s most desirable equestrian and suburban destinations. Money is flowing in, and it shows in the construction quality and price points.

What you get here: five- to ten-plus-acre horse properties with barns, fenced pastures, and riding arenas. Proximity to WEC drives an 8–12% price premium compared to similar properties elsewhere in the county. That premium is real, and it’s holding.

City of Ocala / Urban Core
Downtown Ocala has undergone steady revitalization over the past decade. Restaurants, local shops, and a walkable town square anchor the urban core. This is where you’ll find the most convenience in Marion County, and that matters more than people think when they first move here.

Neighborhoods include historic districts with Craftsman and mid-century homes, plus newer infill development filling in the gaps. City water and sewer are available here, unlike many rural Marion County properties where well and septic are the norm. Marion Oaks
Marion Oaks is the growth engine of Marion County. Builders are active here, and new construction is the primary draw. If you’re seeing Marion County real estate in the news, there’s a good chance it’s about what’s happening in Marion Oaks.

Heavy new construction means builders are competing for buyers, expect incentives including rate buydowns and closing cost credits. Waterfront properties on the Rainbow River command significant premiums. A basic 3/2 in town might run $225,000, while a riverfront home with dock access can exceed $400,000. Dunnellon is 25–30 minutes from Ocala with limited commercial services. This is not suburban living, and that’s the entire point.
Best for: Retirees, remote workers, nature enthusiasts, kayakers, and anglers who want river access over retail access.
Belleview
Southern Marion County’s most affordable corridor. Belleview offers entry-level pricing with reasonable access to Ocala (15–20 minutes north) and The Villages (10–15 minutes south). If you’re budget-conscious but want to stay in Marion County, this is where you start looking.
