Solivita Resale Homes: Prices, Fees and What to Know Before You Buy (2026)

Solivita is the largest 55+ community within easy reach of Orlando, and most of what is written about it comes from the developer or from portals that have never sold a home there. This guide is built on the 289 resales that closed in Solivita over the past twelve months, pulled from our own MLS database, plus the fee and rule details a buyer needs before making an offer.

What is Solivita and where is it?

Solivita is a gated, 55+ master-planned community of about 5,900 homes on roughly 4,300 acres in Poinciana, in northeast Polk County, about 30 minutes south of Walt Disney World. Building started in 2000 under Avatar, continued under AV Homes, and Taylor Morrison is still adding homes today, so the community mixes 25-year-old resales with new construction.

The Poinciana Medical Center sits across the street, and Publix, Aldi and Walmart are within three miles. Downtown Orlando is about 40 miles away. You will need a car for anything outside the gates.

What do resale homes in Solivita cost?

The median Solivita resale closed at $330,500 over the twelve months to August 2026, up 8% from $306,000 the year before. Half of all sales fell between $280,000 and $420,000. The typical home sold was 1,829 square feet, built in 2006, and went under contract after 75 days at 93.2% of its original asking price.

Two-bedroom villas and attached homes are the entry point and more than half of what sells. Only 22 of the 289 homes sold had a private pool; the fourteen community pools are the norm here. As of 24 September 2026 there are 81 active listings priced from $210,000 to $759,000, with a median asking price of $330,000, and 28 homes under contract. At the current sales pace that is about 3.4 months of supply, which slightly favors sellers.

What are the HOA, club and CDD fees in Solivita?

Budget roughly $360 to $400 a month in association fees, plus a Poinciana CDD assessment on the property tax bill. The HOA runs $165 to $205 a month depending on lot size and covers lawn care, irrigation, basic cable and the 24-hour gated entries. A separate club fee of $195 a month covers every amenity except golf.

The CDD assessment funds the district’s roads, water and stormwater infrastructure. It is billed on the Polk County tax bill and varies by phase; one 2026 cost guide puts it between about $800 and $1,800 a year. Because it varies, ask for the current tax bill on any home you are considering rather than relying on an average. Golf is extra: unlimited-play memberships on the two 18-hole courses run about $2,000 to $2,400 a year.

What amenities does Solivita have?

More than 150,000 square feet of amenities spread across eight complexes: fourteen heated pools, two fitness centers including the 32,000-square-foot Riviera Spa and Fitness Center, seventeen pickleball courts, nine tennis courts, two golf courses (The Oaks and Cypress), three restaurants, a 17,000-square-foot ballroom, softball, bocce, two dog parks and somewhere between 150 and 250 resident clubs depending on who is counting.

The scale is the point. If you want a full calendar every day of the week, Solivita delivers it at a lower monthly cost than most communities its size. If you want quiet, look at the phases farthest from the village center; the calendar is there when you want it and not when you do not.

What are the rules on age, pets and rentals?

Solivita is a 55+ community under the federal 80/20 rule, meaning at least one occupant aged 55 or older in at least 80% of homes. Grandchildren can visit and there are playgrounds for them. Up to three pets under 100 pounds each are allowed. Rentals are permitted with a three-month minimum lease and no more than two leases in any twelve-month period, which keeps short-term rentals out but allows seasonal ones.

Is Solivita right for you?

Solivita suits buyers who want the most amenities for the money and are comfortable being 30 to 40 minutes from Orlando’s hospitals, airport and restaurants. It is the closest thing to The Villages in Central Florida, at a lower entry price and with the option of a newer home. The trade-offs are the car dependence, the CDD on top of two association fees, and a resale market that moves more slowly than the region: 75 days to contract against a Central Florida median of 37.

That slower pace matters if you are selling. Pricing to the last three months of closed sales in your phase, not to the developer’s new-home prices, is what gets a Solivita resale sold in a season rather than a year. If you are buying, the days-on-market number is your friend: a home that has sat past 90 days usually has room in it.
