What is Del Webb Orlando and where is it?
Del Webb Orlando is a gated, 55+ neighborhood of 937 single-family homes inside the Ridgewood Lakes master-planned community in Davenport, in northeast Polk County. Del Webb and Pulte built it between 2007 and 2021; it opened as La Cresta by Del Webb, which is how some older listings and deeds still describe it. It sits a few minutes from I-4 and US 27, which puts Disney’s south entrance about 20 minutes away and Orlando International Airport about 40.
Ridgewood Lakes has its own 24-hour staffed gate and a public 18-hole golf course that is privately owned. Del Webb residents can buy course memberships, but the course is not part of the HOA.
What do resale homes in Del Webb Orlando cost?
The median Del Webb Orlando resale closed at $400,000 over the twelve months to August 2026, up 8.4% from $369,000 the year before. Half of all sales fell between $333,700 and $420,000. The typical home sold was 1,927 square feet, built in 2015, and went under contract after 58 days at 94.1% of its original asking price, more than two weeks faster than the year before.

Homes here range from about 980 to 2,250 square feet, mostly single-story with some optional lofts. As of 24 September 2026 there are 11 active listings from $299,900 to $449,000, median asking $399,000, and 5 more under contract. At the current pace of about 3.6 sales a month, that is roughly three months of supply. Buyers who wait for the perfect floor plan can wait a while; only about one home in twenty changes hands in a year.
What are the HOA fees in Del Webb Orlando?
Plan on $282 a month to the Del Webb Orlando association, or $333 in the Vista Grande and Vista Bella sections, where the fee includes lot landscaping. On top of that, the Ridgewood Lakes master association charges $850 a year, paid in two $425 installments in January and July, for the gatehouse and the boulevard and lake maintenance. There is no CDD in Del Webb Orlando, which is unusual for a community of this age in Polk County and typically $70 to $150 a month in the communities that have one.
Resale buyers also pay a one-time capital contribution to the HOA at closing, $1,500 as of the association’s last published figure. Confirm the current amount with the community manager when you go under contract. Golf is separate and optional.
What amenities does Del Webb Orlando have?
Everything runs through the 30,800-square-foot Montecito clubhouse: an indoor pool, an outdoor pool and spa, a fitness center and a tavern, with a full-time lifestyle director. Outside are four pickleball courts, two tennis courts, four bocce courts, three horseshoe pits, a half basketball court and a dog park. The public Ridgewood Lakes course is next door for golfers.
It is a fraction of what Solivita or The Villages offer, and that is the appeal for a lot of buyers: one clubhouse, one pool complex, a community small enough that people know each other, and no second amenity fee.
What are the rules on age and rentals?
At least 80% of occupied homes must have a resident aged 55 or older, and the board can approve buyers as young as 45 while that ratio holds. Anyone 19 or older may live with an approved resident. Rentals are restricted: an owner must hold the home for a year before leasing it, leases run a minimum of one year, and the community manager verifies the tenant’s age. That rules out seasonal and short-term rentals, which keeps the streets owner-occupied.
Is Del Webb Orlando right for you?
It suits buyers who want a newer, quieter, single-story home in a small gated community, close to Disney and I-4, with one predictable fee and no CDD. The trade-offs are limited choice (a handful of listings at any time), a smaller amenity set than the big communities, and a one-year rule that makes it a poor fit for anyone who wants to rent the home out part of the year.
If you are selling, the numbers are on your side: three months of supply, prices up 8% and homes selling more than two weeks faster than last year.
