What is Trilogy at Ocala Preserve and where is it?
Ocala Preserve is a gated, 600-plus-acre community off US 27 in northwest Ocala, Marion County, about five miles from downtown and twenty minutes from I-75. Shea Homes has been building it since 2007 and is still selling new homes. Trilogy is the 55+ section; a few neighborhoods inside the gates are open to all ages, so check which one a listing sits in. Everything centers on the Oak House, a roughly 17,000-square-foot resort club, and a Tom Lehman-designed 18-hole golf course. Orlando is about ninety minutes away.
What do homes in Ocala Preserve cost?
The median sale closed at $299,250 in the twelve months to August 2026, down 5.0% from $314,990 the year before. Half of all sales fell between $251,990 and $343,621. The typical home sold was 1,666 square feet and built in 2024, which tells you most of these were Shea’s new homes closing through the MLS rather than true resales. Homes went under contract after 84 days at 91.0% of original asking price, faster than the 104 days of the year before.

As of 24 September 2026 there are 65 active listings from $224,990 to $600,000, median asking $370,000, and 15 under contract. At about ten sales a month, that is 6.7 months of supply, which favors buyers. A resale here competes directly with the builder’s new inventory and its incentives, which is why resales price below new and take longer to sell.
What are the fees at Trilogy at Ocala Preserve?
This is where Ocala Preserve differs from the other communities. The amenities belong to a private, non-equity club, The Club at Ocala Preserve, and every home carries a mandatory membership. The monthly total is $437.02: a $171.00 recreation assessment for the club, a $98.60 management assessment, and $167.42 for bulk services, which covers front, side and rear lawn care, internet and cable. An optional $39.11 “resort collection” sub-membership adds reciprocal access to other Trilogy clubs.
There is also a one-time club initiation fee of $5,846.48 plus tax, paid at purchase. When you sell, the club refunds 80% of the current initiation fee or 80% of what you paid, whichever is less, so it is closer to a deposit than a fee. Golf is inexpensive once you are a member: $7 a day in season and $20 in summer for unlimited play, with a $15 guest rate. The MLS shows the HOA billed quarterly at a median of $1,583, which lines up with the monthly figures above.
What amenities does Ocala Preserve have?
The Oak House club has the Salted Brick restaurant and bar, a day spa, a resort pool and a lap pool, a fitness center with a movement studio, an art studio, and pickleball and sport courts. Outside are the 18-hole Tom Lehman course, a seven-acre lake with kayaks and fishing, and a network of walking, biking and hiking trails. The club runs the social calendar with a full-time staff. It is a smaller, quieter offering than On Top of the World across town, and the members-only structure is the reason it stays that way.
Is Trilogy at Ocala Preserve right for you?
It suits buyers who want a new or nearly new home, golf included in a low daily rate, lawn care and internet bundled into one fee, and a club that feels like a resort rather than a rec center. It is also one of the cheaper ways into a new-build 55+ home in Florida. The trade-offs are the $437 monthly club fee, the $5,846 initiation, the 90-minute distance from Orlando, and a resale market where the builder is your competition.
Buyers: with nearly seven months of supply and the builder offering incentives on quick move-in homes, compare a resale against a new home with the incentives included, not against the base price. Sellers: your buyer is deciding between you and Shea. Price below the equivalent new home by more than the incentive, or wait.
