This guide is built on the 35 sales that closed in the twelve months to August 2026, from our own MLS database, plus the 2026 fee schedule and the closing costs the association charges resale buyers.

What is Latitude Margaritaville and where is it?

Latitude Margaritaville Daytona Beach is a gated, 55+ community of 3,763 homes built by Minto between 2018 and 2025 on LPGA Boulevard, west of I-95 in Daytona Beach, Volusia County. It is the original of the Margaritaville-branded retirement communities and the only one in Central Florida. The beach is about a fifteen-minute drive east; Orlando is about an hour west on I-4. Daytona’s hospitals, shopping and the airport are ten to twenty minutes away.

What do resale homes in Latitude Margaritaville cost?

The median resale closed at $462,000 in the twelve months to August 2026, down 12.8% from $530,000 the year before, on 35 sales against 49. Half of all sales fell between $375,000 and $542,500. The typical home sold was 1,563 square feet, built in 2021, and went under contract after 52 days at 94.4% of its original asking price.

Read the price drop carefully. With 35 sales, the mix matters: more two-bedroom cottages and villas sold this year than the larger Beach and Island homes, and that alone pulls the median down. Price per square foot, at $283, is the highest of any 55+ community we track, and it is where the community’s value sits: close to the coast, new, and with the beach club included.

As of 24 September 2026 there are 23 active listings from $357,900 to $775,000, median asking $489,000, and 3 under contract. At about three sales a month, that is close to eight months of supply. Sellers here are competing with each other more than in any other community in this series, and buyers have leverage they do not have in The Villages or Del Webb Orlando.

What are the HOA fees in Latitude Margaritaville?

For 2026, the monthly fee is $367.11 for Beach and Island collection single-family homes, $375.42 for Conch cottages and $392.82 for Caribbean villas. The fee covers the staffed gate, common-area landscaping and irrigation, lot landscaping, the amenities, and the private oceanfront Beach Club with its shuttle. Villas and cottages pay a little more because the fee also funds exterior paint and roof reserves. There is no CDD.

Resale buyers pay three one-time charges at closing: a $2,070 working fund contribution, a $100 foundation fee and a $35 transfer fee. Budget about $2,200 on top of the purchase price.

What amenities does Latitude Margaritaville have?

The Town Square is the center: the Fins Up fitness center with indoor lap pool, the Paradise Pool with beach entry and tiki huts, the Last Mango theater, the Latitude Bar and Chill restaurant, a pet spa, tennis and pickleball courts and a nature preserve with trails. The Beach Club on A1A is the part no other Central Florida 55+ community has: a private oceanfront club with parking and a shuttle from Town Square, so residents get the beach without paying beachside prices.

Is Latitude Margaritaville right for you?

It suits buyers who want a new home near the coast with a beach club included, a social calendar built around music and the Margaritaville brand, and a single predictable fee with no CDD. The trade-offs are the fee itself, which is higher than Solivita’s or Del Webb’s, a resale market that is thin and currently soft, and an hour’s drive to Orlando.

Buyers: eight months of supply means you can negotiate. Look at the days on market on each listing and compare price per square foot across the collections, not just list prices. Sellers: the buyer pool is small, so pricing to the last three closed sales in your collection, not to what Minto charged for new, is the difference between selling this season and carrying the fee for another year.
