Delaney Park and SoDo Real Estate

Delaney Park and SoDo Real Estate: Historic Homes South of Downtown

Delaney Park is an in-town Orlando neighborhood just south of downtown, named after Monte Delaney and annexed into the city in 1911. Its homes date from the 1920s on, set along brick streets under large oaks. SoDo, short for South of Downtown, sits just south along Orange Avenue, with Orlando Health and a busy shopping center.

Single-family homes in the area sold for a median of $540,000 over the 12 months ending April 2026, based on county records, at a median of $321 per square foot.

County records, not MLS data. Sales after April 2026 are left out because the county is still recording them. A circle on a map does not follow subdivision lines exactly, so treat these as a close guide to the neighborhood.

The Neighborhood and the Park

Delaney Park itself is a 7.25-acre city park on Delaney Avenue with tennis courts, baseball and softball fields, and playgrounds. Downtown is about five minutes north.

SoDo is a City of Orlando Main Street district along the Orange Avenue and Michigan Street corridors. Orlando Health has anchored the area since 1918, and the SoDo shopping center on West Grant Street covers daily errands.

What Homes Sold For

Across all 83 recorded sales, 9 were under $300,000, 16 sold between $300,000 and $399,999, 16 between $400,000 and $499,999, 24 between $500,000 and $749,999, 8 between $750,000 and $999,999, and 10 at $1 million or more, topping out at $2.1 million.

Age splits the market. Homes built before 1950 made up 30 sales with a median of $504,500, and homes built since 2015 made up 18 sales with a median of $623,000. For an older home, plumbing, wiring, roof and the four-point inspection drive both price and insurance, so I check them before we set a number.

Historic District Edges

Delaney Park is not one of Orlando’s six local historic districts, but the Lake Cherokee Historic District’s southern edge runs along Cherokee Drive, Euclid Avenue, Delaney Avenue and Gore Street. Inside a district, exterior changes need a Certificate of Appropriateness from the city. If a home is near that line, I confirm its status parcel by parcel before you plan any work.

SunRail and Getting Around

The Orlando Health/Amtrak station on Sligh Boulevard, built in 1926 and on the National Register since 2022, has had SunRail service since 2014. Approximate drive times: about 5 minutes to downtown and about 20 minutes to Orlando International Airport. Expect hospital-area traffic on Orange Avenue.

Infill continues, including townhomes planned at West Grant Street and Lucerne Terrace. Newer townhome projects usually come with HOA dues, so factor those in when comparing them with older houses.

Schools

Blankner School and Boone High commonly serve the neighborhood. School assignment changes by address and by year, so confirm any home with the Orange County Public Schools school locator before you count on a zone.

HOA and Fees

Most older single-family homes here have no HOA, while condos and newer townhome projects usually do. No community development district covers the area. I still check the tax bill and title for any assessment before you commit.

Working With Me in Delaney Park

I help buyers compare streets and sections using what homes actually recorded for, not list prices, and I read the HOA and assessment numbers with you before you commit. For sellers, I use the same county records to set a price that holds up when the appraiser looks at it.
