Isleworth and Keene’s Pointe Real Estate: Gated Golf Communities on the Butler Chain

Isleworth and Keene’s Pointe are neighboring gated golf communities in unincorporated Orange County near Windermere, set along the Butler Chain of Lakes. Both are in the Lake Butler census area rather than inside the Town of Windermere.

Isleworth

The Chase family named this land the “Isle of Worth.” Arnold Palmer bought it in 1984, and Tavistock Group bought the course and surrounding land in 1993 and developed the estates. The private course was designed by Arnold Palmer and Ed Seay and later reworked by Steve Smyers. The community covers about 600 acres with more than seven miles of shoreline, including Lake Louise and Lake Tibet-Butler.

Keene’s Pointe

Keene’s Pointe is a guard-gated community on Lake Tibet-Butler. Its Golden Bear Club is a private Jack Nicklaus design that opened in 1999. Club membership is separate from owning a home, and the club does not publish its terms, so ask about membership before you make an offer if golf matters to you.

What Homes Sold For

Across 60 recorded sales near the two clubs (a few homes fall inside both circles and are counted once), 1 sold between $500,000 and $749,999, 6 between $750,000 and $999,999, 30 between $1 million and $2 million, 19 between $2 million and $5 million, and 4 at $5 million or more, topping out at $8.5 million.

These circles also take in some homes just outside the gates, and with this few sales, one estate can move a median a long way. For any home here, I pull the recorded sales inside the same gates and on the same lake before we talk price.

Lakefront Checks

Many homes sit on the Butler Chain. Check the FEMA flood zone for the specific parcel, the seawall or shoreline condition, dock permits, and wind and flood insurance quotes before your inspection period ends.

Getting Around

SR 429 and Apopka-Vineland Road are nearby. Approximate drive times: about 15 minutes to Universal, 15 to 20 minutes to Walt Disney World, 20 to 25 minutes to downtown Orlando, and 30 to 35 minutes to Orlando International Airport, depending on traffic.

Schools

School assignment changes by address and by year, so confirm any home with the Orange County Public Schools school locator before you count on a zone.

HOA and Fees

Neither community appears on Orange County’s list of community development districts. Both have homeowner associations, and club dues are separate. I get the association estoppel figures and check the tax bill for any special assessment early in the contract.
