County records, not MLS data. Sales after April 2026 are left out because the county is still recording them. A circle on a map does not follow subdivision lines exactly, so treat these as a close guide to the neighborhood.
Neighborhoods and the Club
Neighborhoods include Kimball Trace, Silverbrook, Carolwood, Carolwood Reserve, Kingswell and the Four Seasons Private Residences, and a newer section called Florian Park adds a residential tower and a small group of homes. Owners use Summerhouse, a private clubhouse with a pool, fitness center and dining, and the Four Seasons golf course designed by Tom Fazio is next door.
What Homes Sold For
Of the 36 recorded sales, 2 were between $2 million and $5 million and 34 were at $5 million or more, topping out at $14 million. Many recent sales are new construction, so the median home sold was built in 2025.
Rules to Know Before You Buy
Golden Oak has had rules that most communities do not, including design restrictions, an approved-builder list for custom homes, and limits on renting your home. Earlier reports also described high annual association fees. These rules can change, so read the current governing documents and fee schedule before you write an offer, and ask how resale approvals work.

Magic Kingdom and EPCOT are each under 10 minutes away. Approximate drive times: about 25 minutes to downtown Orlando and 25 to 30 minutes to Orlando International Airport, depending on traffic.

Taxes and Districts
Golden Oak was removed from the former Reedy Creek Improvement District, now the Central Florida Tourism Oversight District, and its owners are residents of unincorporated Orange County. It does not appear on the county’s list of community development districts. Property taxes follow Orange County rates, and the association fees come on top.
