Tuscawilla is a large established community in Winter Springs, with some homes carrying Oviedo addresses, built around Tuscawilla Country Club. Winter Springs Development Corp. bought about 3,500 acres in 1970, and the city annexed the land in 1972. Today the area has close to 4,600 households. The community is spelled “Tuscawilla,” while the road is “Tuskawilla Road.”

The Club and Trails

Tuscawilla Country Club is a private 18-hole Joe Lee design from the early 1970s. The Bear Creek Nature Trail is next to the club, and the Cross Seminole Trail and Central Winds Park are nearby.

What Homes Sold For

Of 295 recorded sales, 24 were under $300,000, 41 sold between $300,000 and $399,999, 76 between $400,000 and $499,999, 105 between $500,000 and $749,999, 36 between $750,000 and $999,999, and 13 between $1 million and $1.9 million. The single-family median was $540,000 for May to October 2025 and $488,000 for November 2025 to April 2026.

Homes built from 1980 to 1999 made up 178 sales with a median of $525,000. Golf frontage, lot size and updates move the price more than age, so I compare recorded sales on nearby streets before setting a number.

The Tuscawilla Assessment

Homes in the city’s Tuscawilla Lighting and Beautification District pay a yearly assessment on the tax bill, separate from any HOA. In 2025 the city raised it from $128 to $160 a year for a typical home and set a cap of $220. Check the current amount on the tax bill for any home you consider.

HOA and Fees

Many Tuscawilla neighborhoods have their own HOA, and some sections are gated. No community development district covers the area. I identify the exact association and get its estoppel figures early.

Getting Around

Approximate drive times: 15 to 20 minutes to Orlando Sanford International Airport, about 20 minutes to Lake Mary, 25 to 30 minutes to Orlando International Airport by SR 417, and 25 to 35 minutes to downtown Orlando, depending on traffic. New townhomes have been proposed in the Winter Springs Town Center on SR 434.

Schools

Tuskawilla Middle and Winter Springs High are both on Tuskawilla Road. Seminole County Public Schools earned an A district grade from the state for 2025-26. Zones change by address and by year, so confirm any home with the district’s school locator before you count on a zone.
