Historic Sanford Real Estate: Older Homes Near Lake Monroe and the Riverwalk
Historic Sanford is the older residential area south of downtown Sanford and Lake Monroe. Henry Shelton Sanford bought the land in 1870, the city was incorporated in 1877, and it grew as a celery center. The Sanford Residential Historic District, listed on the National Register in 1989, has 432 historic buildings between Sanford Avenue, 14th Street, Elm Avenue and 3rd Street.
Single-family homes in the area sold for a median of $322,500 over the 12 months ending April 2026, based on Seminole County records. The median home sold was built in 1934.

Source: Seminole County Property Appraiser sale records, qualified arm’s-length sales over $50,000, May 2025 through April 2026, for homes within about 0.65 miles of the 800 block of South Park Avenue in the residential historic district. County records, not MLS data. Sales after April 2026 are left out because the county is still recording them. A circle on a map does not follow subdivision lines exactly, so treat these as a close guide to the neighborhood.
Historic District Rules
Sanford has four local historic districts: Downtown Commercial, Sanford Residential, Sanford Avenue and Georgetown Residential. In the first three, a Certificate of Appropriateness is needed before any exterior work, including repairs. In Georgetown it is needed only for demolition and new construction. A seven-member Historic Preservation Board reviews requests, so plan time for approval before you change windows, roofs, porches or siding.
What Homes Sold For
Of the 52 sales, 19 were under $300,000, 18 between $300,000 and $399,999, 7 between $400,000 and $499,999, 6 between $500,000 and $749,999, and 2 between $750,000 and $790,000. Homes built before 1950 (32 sales) had a median of $344,500.
Condition varies widely in a neighborhood this old. Restored homes, homes that need work and newer infill can sit on the same block, so I compare recorded sales of similar condition before setting a price, and I order a four-point inspection early for insurance.
Downtown, the Riverwalk and SunRail
Downtown Sanford sits on Lake Monroe at the head of navigation on the St. Johns River. The Riverwalk opened in 2004 and was extended in 2014, and events like Alive After Five bring people downtown. The Sanford SunRail station on SR 46, about 2 miles away, opened in 2014.
Flooding and Airport Noise
After Hurricane Ian in 2022, Lake Monroe reached a record of about 8.5 feet, and lakefront streets and the Riverwalk flooded. Check the FEMA flood zone for any home near the lake. Orlando Sanford International Airport is nearby and has a noise compatibility program, so check where a home sits relative to the flight paths and visit at different times of day.
Getting Around
Approximate drive times: about 10 minutes to Orlando Sanford International Airport, about 15 minutes to Lake Mary, and 30 to 40 minutes to downtown Orlando or Orlando International Airport, depending on traffic.

Working With Me in Historic Sanford
I help buyers compare streets and sections using what homes actually recorded for, not list prices, and I read the HOA and assessment numbers with you before you commit. For sellers, I use the same county records to set a price that holds up when the appraiser looks at it.
