What Homes Sold For
Of the 138 recorded sales around Chuluota, 8 were under $300,000, 21 sold between $300,000 and $399,999, 25 between $400,000 and $499,999, 39 between $500,000 and $749,999, and 45 for $750,000 or more. Prices span homes on village lots and large acreage, so I compare sales by lot size and land use as well as by house.
The Rural Boundary
In 2004 Seminole County voters added a rural boundary to the county charter to protect the East Rural Area, where homes are generally limited to one per 3, 5 or 10 acres and served by wells and septic systems. A 2024 charter amendment made it harder to remove land from the rural area. The Chuluota village center was taken out of the rural area in 1999 and allows smaller lots, while most of the land around it, and most of Black Hammock, is inside. That is why lot sizes and what you can build vary so much from one road to the next. Check the land use and zoning for each parcel with Seminole County.
Water, Septic and Land
Some homes in and near the Chuluota village are served by the Florida Governmental Utility Authority. Most rural homes use private wells and septic systems. The Florida Department of Health recommends testing private wells at least once a year, so ask for recent test results and have the septic system inspected. If you plan to keep livestock or apply for an agricultural classification on your taxes, ask the property appraiser what the land must be used for, since the classification does not carry over automatically to a new owner.
Parks and Preserves
The Little Big Econ State Forest runs along the Econlockhatchee River near Chuluota, with the Flagler Trail on an old railroad line and a canoe launch off Willingham Road. Seminole County also runs the Chuluota Wilderness Area and the Econ River Wilderness Area. In Black Hammock, the Black Hammock Wilderness Area and the Lake Jesup Conservation Area have trails along Lake Jesup, and the Cross Seminole Trail follows an old rail line nearby.

Before You Buy
Check the flood zone, since land near the Econlockhatchee River, Lake Jesup and their wetlands can fall in FEMA flood zones; the well and septic system; the land use and zoning; and any subdivision deed restrictions, since there is no community-wide HOA.
