Geneva Real Estate: Rural Acreage in East Seminole County
Geneva is an unincorporated community in east Seminole County, on the land between Lake Jesup and the St. Johns River, north of the Econlockhatchee River. Its small village center sits where State Road 46 meets County Road 426, with a post office, a fire station, a community center, a history museum and Geneva Elementary. Around it are homes on one-acre and five-acre lots, pasture, woods and conservation land that runs down to the river and Lake Harney. Almost all of ZIP code 32732 lies inside Seminole County's voter-approved Rural Area.

What Homes Sold For
Of the 45 recorded sales, 1 was under $300,000, 8 sold between $300,000 and $399,999, 5 between $400,000 and $499,999, 15 between $500,000 and $749,999, and 16 for $750,000 or more. The ZIP code takes in homes on village lots and on rural acreage. Land is a large part of the value, so I compare sales by lot size, land use and river or lake frontage as well as by house.
The Rural Boundary
In 2004 Seminole County voters added a rural boundary to the county charter, approving it with 56.5% of the vote. Inside the boundary, the county's Rural-3, Rural-5 and Rural-10 land use designations generally limit new homes to one per 3, 5 or 10 acres, and most homes are served by private wells and septic tanks. In 2024 voters approved a second charter amendment that requires a supermajority of the County Commission to take land out of the Rural Area. A 2006 county study found that most vacant land in Geneva was planned for one home per 5 acres, with most of the rest at one home per 10 acres. Check the land use and zoning with Seminole County before you plan a lot split or a second home.
The Geneva Freshwater Lens
Geneva sits over a pocket of fresh water in the Floridan Aquifer that is surrounded by salty groundwater. The St. Johns River Water Management District describes it as bounded by the St. Johns River and Lake Harney to the north and east, the Econlockhatchee River to the south and Lake Jesup to the west. At its center, fresh water reaches only the top 200 to 300 feet of the aquifer. The district monitors wells in the lens for chloride and water levels, and its reports have shown no decline in water quality. Seminole County maps show the lens under about 40% of ZIP code 32732. Most homes here rely on a private well, so ask for a recent water test and the well depth.
History and the Village
Geneva grew as a farming, citrus and river community. The Geneva Historical and Genealogical Society held its first meeting in 1952 and opened the Museum of Geneva History on First Street, on land donated by W. G. Kilbee and his wife, in 1966. Geneva's school opened in 1924 as a K-12 school with an agricultural program. Its original building still stands on the Geneva Elementary campus as the Rural Heritage Center, and the school marked 100 years in 2024.
The River, Lakes and Preserves
The St. Johns River forms Geneva's eastern edge and widens there into Lake Harney, a lake of about 6,200 acres. Seminole County's Lake Harney Wilderness Area, about 300 acres on the northwest shore, has short trails, a viewing tower over the floodplain and access to the Flagler Trail. The Geneva Wilderness Area on CR 426 has trails through scrub and flatwoods and the Ed Yarborough Nature Center. Mullet Lake Park, a 55-acre county park on the St. Johns, has a boat ramp and campsites. The Kilbee Tract of the Little Big Econ State Forest runs along the river off SR 46, and the main forest follows the Econlockhatchee River to the south.

Before You Buy
Check the flood zone, since land along the St. Johns River, Lake Harney, Lake Jesup and their wetlands includes FEMA flood zones; the well, the water test and the septic system; and the land use and zoning for the parcel. A few areas are served by small water systems, such as the Lake Harney Water Association, so confirm the water source for each address. Some subdivisions, including Seminole Woods and Lake Harney Estates, have their own associations, while many rural parcels have only deed restrictions, so ask for every document that applies. Seminole County requires vacation rentals in unincorporated areas to be registered every year, along with a state license and tax accounts.
