This county has options. But each option comes with specifics you need to understand before you write an offer.
Right now, the Brevard County median sale price sits at approximately $340,000 with homes averaging 72 days on market. Those numbers tell you that buyers have time to think, negotiate, and get inspections done without panic. But the aerospace buyer pool is qualified and motivated, so well-priced homes in desirable areas do not sit indefinitely. The key is knowing where to look, what to watch for, and how to structure your purchase so the numbers work from day one through the life of ownership.
Where Buyers Are Looking in Brevard County
Palm Bay is the largest city in Brevard County by population and offers the most affordable price points in the county. Active new construction along the Babcock Street and Malabar Road corridors gives first-time buyers and young families modern homes with builder incentives. You will find a mix of established neighborhoods with mature landscaping and waterfront properties along the Banana River and Indian River. The rental market is strong, driven by demand from medical professionals and aerospace workers on temporary assignments. Melbourne gives you urban convenience by Space Coast standards (restaurants, shopping, healthcare) within easy reach of both the barrier islands and I-95.
Viera is the master-planned community that has become Brevard County’s top destination for families with school-age children. Brevard County Schools’ highest-rated campuses are concentrated here, and the Viera Boulevard corridor has developed into a commercial spine with retail, dining, and healthcare. The trade-off is CDD fees, budget $1,000 to $3,000 or more per year on top of HOA dues and property taxes. Resale demand in Viera is strong because of the schools and amenities, which supports long-term value. But understand your total annual cost of ownership before you buy.
Rockledge is an established residential city with no CDD fees, good Brevard County schools, and quick access to both US-1 and I-95. Lot sizes tend to be larger than newer subdivisions, and the community has a settled, mature character that appeals to buyers who want space without the ongoing assessment costs of master-planned communities. Rockledge sits closer to Cocoa than Melbourne, which puts you in a convenient middle position for commuting in either direction along the county.
Merritt Island occupies a unique geographic position. It sits on the barrier between the Indian River and Banana River, north of the causeways to Cocoa Beach. You get direct water access without the bridge traffic and higher insurance costs of the Atlantic-facing barrier island communities. Large lots, mature landscaping, and a mix of canal-front and riverfront properties characterize the residential areas. Kennedy Space Center is on the northern end of the island, which means some areas have aircraft and launch noise, ask about it before you buy.
Cape Canaveral and Cocoa Beach are the barrier island communities with Atlantic Ocean and Banana River access. This is where the vacation rental market is strongest, and buyers here are typically either lifestyle-driven (they want to live at the beach) or investment-oriented. Insurance costs are higher on the barrier island due to flood zone (FEMA AE and VE) and wind exposure. Less commercial development means fewer vacation rental properties but also fewer amenities within walking distance.
Titusville is the northernmost major city and the most affordable entry point in Brevard County. NASA and Kennedy Space Center employment is the primary economic driver, and SpaceX launch viewing from the Indian River waterfront has become a draw for both residents and tourists. There is a significant retiree and veteran population. Property values have been rising as Space Coast employment expands northward, making Titusville an increasingly attractive option for buyers priced out of Melbourne and Viera.
What’s Different About Buying on the Space Coast
Flood zones are the defining cost variable on the barrier islands. Properties on Cocoa Beach, Cape Canaveral, Satellite Beach, Indialantic, and Melbourne Beach are commonly in FEMA AE or VE flood zones. Working with a Buyer’s Agent After 2024
