What You Need to Know Before You Close

Flood zones on the barrier islands are the single most important cost factor most buyers overlook. Properties on Cocoa Beach, Cape Canaveral, Satellite Beach, Indialantic, and Melbourne Beach are commonly in FEMA AE or VE flood zones. That designation means flood insurance is required by any mortgage lender, and the annual premium can run $1,500 to $4,000 or more depending on the zone, elevation, and structure. On the mainland, properties near the Indian River Lagoon and Banana River may also carry flood zone designations. Before you make an offer on any Brevard County property near water, check the flood zone and get an insurance quote, the cost can materially change your monthly payment and whether the property fits your budget.

Citizens Insurance is a factor on Atlantic-facing properties. Florida’s insurer of last resort is Citizens Property Insurance Corporation. Atlantic-facing properties benefit most from wind mitigation inspections, which document features like roof-to-wall connections, roof deck attachment, and opening protection. If you are buying or selling in Brevard County, especially on the barrier islands, a wind mitigation inspection is well worth the investment.

Property tax effective rate runs 0.8% to 1.0%. Brevard County property taxes are moderate by Florida standards.
