This guide breaks down each major community so you can narrow your search before you start touring homes.
Viera
Viera is the master-planned community that has become Brevard County’s top destination for families with school-age children. Brevard County Schools’ highest-rated campuses are concentrated here, and the Viera Boulevard corridor has developed into a commercial spine with retail, dining, healthcare, and entertainment. The community is well-organized, well-maintained, and attracts buyers who value structure and amenities.
The trade-off is cost. CDD fees in Viera commonly run $1,000 to $3,000 or more per year on top of HOA dues and property taxes. That is $80 to $250+ per month that does not appear in the mortgage payment but absolutely appears in your annual cost of ownership. Budget for it before you fall in love with a model home. Resale demand in Viera is strong because of the schools and community infrastructure, which supports long-term property values. If schools are your primary driver, Viera belongs at the top of your list, but go in with eyes open on the total carrying cost.
Palm Bay
Palm Bay is the largest city in Brevard County by population and offers the most affordable entry points in the county. First-time buyers and young families are drawn to the new construction along Babcock Street and Malabar Road, where national builders like D.R. Horton are delivering homes with builder incentives, rate buydowns, closing cost credits, and design center allowances.
I-95 access is convenient from Palm Bay, and the city has invested in parks, trails, and commercial development. School quality varies by zone. This is critical. Verify your school assignment with the Brevard County School District before you commit to a specific address, because school zones do not always follow the boundaries you might expect. CDD fees are common in newer subdivisions, so request the full CDD disclosure and understand the annual cost before signing a contract.
Melbourne
Melbourne is Brevard County’s economic and commercial center. L3Harris Technologies (one of the largest defense contractors in the country) is headquartered here. Melbourne Orlando International Airport makes the city a convenient hub for business travel without the congestion of MCO. The hospital system, retail corridors, and restaurant scene are the strongest in the county.
Residential options range from established inland neighborhoods with mature landscaping to waterfront properties on the Banana River and Indian River. The rental market is strong in Melbourne, driven by demand from medical professionals, aerospace engineers on temporary assignments, and corporate relocations. If you want the most urban experience Brevard County offers (closest thing to a walkable downtown, best dining and entertainment options, and proximity to the county’s largest employment center) Melbourne is where you land.
Rockledge
Rockledge is the established residential alternative to Viera, good Brevard County schools, no CDD fees, and lot sizes that are typically larger than newer master-planned subdivisions. The community has a settled, mature character with tree-lined streets and neighborhoods that have been built out for decades rather than years.
Quick access to both US-1 and I-95 makes Rockledge a practical commuter location for employment in either direction along the county. Rockledge sits closer to Cocoa than Melbourne, which puts you in a convenient middle position. For buyers who want the school quality and community stability of a well-established area without the ongoing CDD assessments of newer developments, Rockledge deserves a serious look.
Merritt Island
Merritt Island sits on the barrier between the Indian River and the Banana River, between the mainland and the Atlantic barrier islands. This geographic position gives residents direct water access (canal-front lots, riverfront properties, and Banana River views) without the bridge traffic and higher insurance costs of the beach communities. Kennedy Space Center occupies the northern portion of the island, which brings employment proximity but also means some areas experience aircraft and launch noise.
Lots on Merritt Island tend to be larger than what you find in newer subdivisions, and the landscaping is mature. There are no CDD fees. The housing stock is a mix of older single-family homes with character and newer builds that have replaced older structures. If you want water access and larger lots at prices below the barrier island communities, Merritt Island offers a strong value proposition, but verify the flood zone on any property near the water.
Cape Canaveral and Cocoa Beach
These are Brevard County’s most recognized barrier island communities. Cape Canaveral and Cocoa Beach sit between the Atlantic Ocean and the Banana River with direct beach access and a vacation-oriented atmosphere. The vacation rental market is strong here, and many buyers are either lifestyle-driven (they want to live at the beach full-time) or investment-oriented, purchasing condos or single-family homes for short-term rental income.
Insurance costs are higher on the barrier island. FEMA AE and VE flood zones are common, which means flood insurance is required by mortgage lenders. Wind exposure along the Atlantic raises property insurance premiums. Citizens Insurance policies are common for older structures. Lot sizes are smaller than the mainland, and the condo market dominates certain stretches, particularly in Cape Canaveral. If you are buying here, factor flood insurance ($1,500 to $4,000+ per year), wind mitigation costs, and potentially higher HOA fees for condo properties into your total budget from the beginning.
Satellite Beach, Indialantic, and Melbourne Beach
The southern barrier island communities are quieter than Cocoa Beach with a more residential character. Families live here for the daily beach lifestyle, not for vacation rental income. Median prices are higher than the northern barrier island communities, reflecting the residential stability and strong school districts. The surf culture is real. These communities attract buyers who want the ocean as part of their daily routine, not a weekend destination.
Commercial development is limited compared to Cocoa Beach, which means fewer restaurants and shops within walking distance but also less tourist traffic and noise. The same insurance considerations apply (flood zones, wind mitigation, and Citizens Insurance) but the residential character and school quality create strong demand from families willing to pay the premium. Satellite Beach, Indialantic, and Melbourne Beach are where Space Coast families go when they want the barrier island lifestyle with a neighborhood feel.
Titusville
Titusville is the northernmost major city in Brevard County and the most affordable market in the county. NASA and Kennedy Space Center are the primary employment anchors, and SpaceX’s increasing launch cadence has brought renewed interest and economic energy to the area. Launch viewing from the Indian River waterfront has become a genuine draw for both residents and visitors.
There is a significant retiree and veteran population in Titusville, and the community has a different character than the southern parts of the county, quieter, more affordable, and less commercially developed. Property values have been rising as Space Coast employment expands northward and buyers priced out of Melbourne and Viera look for alternatives. For buyers who prioritize affordability and do not need to be in the southern part of the county for work, Titusville represents the strongest value play on the Space Coast.
