Audubon Park Real Estate: Midcentury Homes in Orlando’s Garden District

Audubon Park is an in-town Orlando neighborhood built in the 1950s and 1960s, when the Orlando Air Force Base and later the Naval Training Center were nearby. Its streets are named for birds, and most homes are original midcentury ranches on established lots, mixed with newer rebuilds.

Single-family homes near East End Market sold for a median of $665,000 over the 12 months ending April 2026, based on county records, at a median of $380 per square foot. The price per square foot reflects the in-town location more than house size.

County records, not MLS data. Sales after April 2026 are left out because the county is still recording them. A circle on a map does not follow subdivision lines exactly, so treat these as a close guide to the neighborhood.

The Garden District

Corrine Drive is the neighborhood’s main street. The Audubon Park Garden District has been a City of Orlando Main Street district since 2008, won a Great American Main Street Award, and became Orlando’s first EcoDistrict and its first Certified Wildlife Habitat Community. East End Market, Redlight Redlight and Gideon’s Bakehouse are local anchors, and the Audubon Park Community Market has run on Monday evenings since 2009. Lake Baldwin Park is close by.

Original Homes and Rebuilds

There are really two markets here. Homes built before 1980 made up 51 of the 84 single-family sales, with a median of $550,000. Homes built since 2000, mostly rebuilds on original lots, made up 31 sales, at a median of about $1.2 million.

For buyers of an original home, the inspection matters: cast iron or galvanized plumbing, older electrical panels and roof age all affect insurance and price. For sellers, the lot itself has value to builders, so I price both ways before we list.

Road Work on Corrine Drive

The City of Orlando’s Virginia, Forest and Corrine Complete Streets project covers about 2.6 miles and is fully funded at $28.7 million. Bids open in November 2026 and construction is expected to start in spring 2027, adding a multi-use path and narrower lanes. Expect some disruption on Corrine during construction.

HOA and Fees

Most of Audubon Park predates homeowner associations, so many homes have no HOA. Condos and some newer townhomes may have an association. As always, I check the tax bill and title for any assessments before you commit.
