Baldwin Park Real Estate: Orlando’s Walkable Urban Neighborhood
Baldwin Park is one of the most intentional urban redevelopment stories in Orlando. The site of the former Naval Training Center Orlando, decommissioned in 1999, was redeveloped from scratch into a mixed-use, walkable neighborhood with a genuine town center, lake frontage on Lake Baldwin, a network of parks and trails, and residential product ranging from townhomes to estate-scale homes backing the lake. It is 4 miles from downtown Orlando and it functions like a small city within the city.
Single-family homes in ZIP code 32814, which includes Baldwin Park, sold for a median of $815,000 over the 12 months ending April 2026, based on county records, with the middle half of sales between $667,000 and $1,150,000. I have been licensed in Florida since 2000 and I have watched Baldwin Park go from a decommissioned military base to one of the most sought-after addresses in Orlando. What I tell buyers: this neighborhood rewards people who value walkability, community design, and urban proximity, but you need to understand the CDD fees before you make an offer, because they are real and they are universal here.

What Makes Baldwin Park Different
Baldwin Park was purpose-built for walkability, and it delivers. The Village Center has restaurants, retail, fitness studios, coffee shops, and professional services all within walking distance of the residential streets. Lake Baldwin Park (the actual public park on the lake) is a daily-use amenity with a dog park, walking and jogging trails, pavilions, sand volleyball courts, and open green space. The NTC Recreation Center is a major community facility with a pool, gym, and event space.
Bike lanes and pedestrian infrastructure run throughout the community. The residential streets are designed to face each other with front porches and shallow setbacks, a conscious design decision to force neighborly interaction. Garages are alley-loaded, so the streetscape is porches and sidewalks, not garage doors. This is a design philosophy borrowed from traditional urbanism, and Baldwin Park is one of the few places in Central Florida where it was executed at scale.
The location is hard to beat. Four miles to downtown Orlando. Five minutes to the 408 East-West Expressway. Close to the Mills 50 district, Audubon Park, and the broader east Orlando corridor. You get urban proximity without dealing with downtown parking.
The Product Types
Townhomes and attached product, Entry-level Baldwin Park. HOA-managed with consistent exterior maintenance. Some three-story product with rooftop terraces. Parking is limited in this segment, some units have single-car garages, some have tandem spaces. Understand the parking situation before you buy. If you have two full-size vehicles and no patience for tight quarters, this may not be the right fit.
Single-family homes (interior) (Detached homes on smaller urban lots. Front-porch design with alley-loaded garages) the signature Baldwin Park streetscape. Prices depend on size, condition, and lot position. The best values in this segment are homes that back to the park system or have corner lot exposure. Updated kitchens and bathrooms command premiums, buyers in this market expect move-in-ready.
Lake-view and lakefront single-family, Premium lots with views of or direct access to Lake Baldwin. These are the most sought-after addresses in the community and the hardest to find. Homes in this segment rarely come to market, owners know what they have and are not motivated to sell at anything less than a premium. When a lakefront Baldwin Park home lists, it moves fast.
Commercial / live-work units (Some units in the Village Center have live-work configurations) commercial space on the ground floor with residential above. Not common, but worth knowing if you are a small business owner who wants to live where you work.
CDD Fees in Baldwin Park
CDD fees are universal throughout Baldwin Park. This is a fully CDD-governed community. There are no exceptions. Annual CDD assessments vary by product type and lot, so check the tax bill and the Urban Orlando CDD for the exact figure. There is also a capital assessment component that varies by purchase timing and outstanding bond balance.
Always request the full CDD estoppel letter before submitting an offer. This is not optional. It is a fundamental cost-of-ownership number that must be factored into your monthly budget alongside property taxes and HOA dues. Some buyers are surprised when they see the total annual carrying cost; I make sure my clients have this number before we tour the first home.
Schools
Baldwin Park is served by Baldwin Park Elementary, located within the community itself. The school’s on-site location is a major convenience and contributes to the neighborhood’s walkable character. The feeder pattern runs through Glenridge Middle School to Winter Park High School.
The school zone (particularly the Winter Park High School assignment) is a meaningful demand driver for buyers. This is one of the few places in Orlando where you get an urban, walkable neighborhood with a sought-after school zone. That combination keeps demand strong and inventory tight.
What Buyers Need to Know
Baldwin Park has tight inventory and strong demand from buyers who want walkability close to downtown. Well-priced single-family homes often see multiple offers soon after listing. The CDD fees add meaningfully to the monthly cost of ownership, budget accordingly. A home with a $2,500 annual CDD, $4,000 in property taxes, and $1,200 in HOA dues has a carrying cost that can surprise buyers who are only looking at the mortgage payment.
Townhome parking is limited. If you have two cars and no tolerance for tight garage situations or street parking, explore the single-family segment instead. The townhome product works best for buyers with one vehicle who prioritize the walkable lifestyle over garage space.

Working With Me in Baldwin Park
I have represented buyers and sellers in Baldwin Park since the community’s earliest phases. I know which streets have the best lake views, which townhome buildings have the better parking configurations, and which single-family lots back to the parks versus the alleys. The details matter in a community this dense, the wrong lot position can mean the difference between loving your home and listing it 18 months later.
Licensed in Florida since 2000. I have the CDD knowledge, the neighborhood familiarity, and the negotiation experience to get you into the right Baldwin Park home, or to sell your current one for what it is actually worth.
