In newer Lake Nona phases, this balance can exceed $20,000. It generates your annual assessment and does not disappear when you sell. It transfers to the next buyer. Request both the annual assessment and the capital balance in writing before making any offer. If the seller or listing agent cannot produce them, request them directly from the CDD district office. This is the single most important piece of cost due diligence in Orange County real estate.
HOA Estoppel in Large Planned Communities
Orange County’s major HOAs (Lake Nona, Hunters Creek, Windermere) can take 10 to 15 business days to process estoppel requests. The estoppel letter confirms the seller’s current balance, any outstanding dues, and any pending special assessments. Order it early in the closing process. Rush processing is available in some communities but not guaranteed. Delays in receiving the estoppel letter are one of the most common causes of closing date extensions in Orange County.
New Construction Closing: Builder Contract Terms
Builders in Orange County use proprietary purchase contracts with limited negotiation flexibility. Closing cost credits offered by builders are real and valuable, but most require you to use the builder’s preferred lender.
