This is a self-contained suburban market where you can handle groceries, shopping, dining, and services within a five-minute drive of your front door. That convenience factor is a meaningful quality-of-life advantage over newer east Orlando developments that are still waiting for their commercial infrastructure to fill in.
SR 408 access puts downtown Orlando 20 minutes away. The SR 528 interchange connects to OIA and the southeast employment corridor. Lockheed Martin, Siemens, and the East Orange County technology employment base are all within 15 minutes. The commute profile from Waterford Lakes is balanced, no single direction dominates, which means the buyer pool is broad and resale demand stays consistent.
The Neighborhoods
Waterford Chase, One of the larger sub-communities within the broader Waterford Lakes area. Single-family homes with active HOA management, well-maintained common areas, and a neighborhood identity that has matured over two decades. Prices $350,000 to $480,000. The homes are mostly 1990s and early 2000s construction on standard suburban lots. Good value for the square footage and the location, comparable new construction in the corridor would cost $50,000 to $100,000 more with CDD fees on top.
Avalon Park, Technically its own master-planned community a few miles south of Waterford Lakes, but often grouped with it in buyer searches because the markets overlap. Avalon Park is a mixed-use community with its own town center, a new-urbanist design, and a more walkable layout than traditional suburban plans. Prices $380,000 to $550,000. CDD fees are active in Avalon Park, factor $1,500 to $3,000 per year into the carrying cost.
Stoneybrook East, Golf community on the eastern edge of the corridor. Gated, with both HOA and CDD assessments. Prices $350,000 to $500,000. The golf course provides views and green space, and the gated structure appeals to buyers who want a controlled-access community. The combined HOA and CDD fees are higher than non-gated communities, verify the total annual cost before making an offer.
Non-HOA pockets, Some older established neighborhoods between University Boulevard and SR 528 that predate the master-planned era. No CDDs, lower HOA fees or none at all. Prices $290,000 to $380,000. These are the most affordable entry points in the east Orlando corridor. The homes are older, the lots may be less uniform, and the community infrastructure is less polished, but the cost-of-ownership advantage is significant for buyers on a budget.
UCF Rental Market
Worth noting for investor buyers: the Waterford Lakes and east Orlando corridor has one of the strongest sustained rental demand profiles in Orange County. UCF enrollment drives year-round demand, not just during the academic year, since UCF runs a full summer session and many graduate and professional students live in the area permanently. Single-family homes in this corridor rent well, and vacancy rates stay low.
HOA rules vary on rental restrictions, some communities limit the number of rentals as a percentage of total units, some restrict short-term rentals, and some have no rental restrictions at all. Verify before buying as investment. A property that looks like a strong rental on paper can become a poor investment if the HOA prohibits or restricts leasing. Schools
Waterford Lakes feeds several Orange County Public Schools depending on address, Timber Lakes Elementary, Timber Springs Middle, and Timber Creek High School for much of the area. Timber Creek is a well-regarded OCPS high school that draws families specifically for its academic programs and extracurricular activities. The school zone is a meaningful value driver for the Waterford Lakes market, families prioritize it, which supports both demand and resale values. CDD Fees: Where They Apply
CDDs exist in some Waterford Lakes-area communities but not all. Avalon Park and Stoneybrook East both carry CDD assessments. The original Waterford Lakes sections generally do not. The non-HOA pockets between University Boulevard and SR 528 have no CDDs and minimal or no HOA fees. Always verify before making an offer, the difference between a community with CDD fees and one without can be $2,000 to $3,500 per year in carrying costs that do not build equity.
