A circle on a map does not follow subdivision lines exactly, so treat these as a close guide to the neighborhood.

What Homes Sold For

Across all 107 recorded sales, 43 were under $300,000, 53 sold between $300,000 and $399,999, 6 between $400,000 and $499,999, and 5 between $500,000 and $635,000. Prices held steady across the year.

Homes built from 1950 to 1979 (32 sales) and from 1980 to 1999 (64 sales) sold for the same median, $318,000. Condition, roof age and updates matter more than the year built here.

Parks and the Little Econ Greenway

The Little Econ Greenway runs 7.5 miles from Forsyth Road to Alafaya Trail and passes Blanchard Park, with an underpass at Dean Road. It is a popular route for walking and biking on the east side.

Near UCF: Rentals and Students

Being close to UCF brings steady rental demand, and student housing has been built along East Colonial Drive toward Alafaya Trail. For investors that supports rents. For owner-occupants, it means checking the street: some blocks have more rentals than others, and HOA rules on leasing, where an HOA exists, vary by subdivision.

Working With Me in Union Park

I help buyers compare streets and sections using what homes actually recorded for, not list prices, and I read the HOA and assessment numbers with you before you commit. For sellers, I use the same county records to set a price that holds up when the appraiser looks at it.
