Avalon Park Real Estate: East Orlando’s Walkable Town

Avalon Park is a 1,860-acre planned town in east Orange County, south of SR 50 and east of Alafaya Trail. Avalon Park Group, founded in 1995 by Beat Kahli, built it as a traditional neighborhood: homes on connected streets that lead to a real downtown with shops, apartments over storefronts and a YMCA.

Single-family homes here sold for a median of $465,000 over the 12 months ending April 2026, based on county records. I have been licensed in Florida since 2000, and Avalon Park is one of the few east Orlando communities where you can walk to coffee, dinner and a park from a typical subdivision home.

What Makes Avalon Park Different

The town was planned as a set of villages around a downtown. The Clock Tower building opened in 2000, Downtown I in 2002, and Downtown II in 2005 along Avalon Lake. Most homes were built in the early and middle 2000s, so buyers get newer construction than the older east Orlando neighborhoods without paying new-build prices.

Residents have more than 16 miles of trails, with Town Park and Tanja King Park as the main gathering spots. The community calendar is busy: Absolutely Avalon, the Fourth of July celebration, the fall festival and Avalon Aglow in December all draw crowds downtown.

What Homes Sold For

Of the 187 single-family sales near downtown, 47 sold under $400,000, 60 sold between $400,000 and $499,999, 72 sold between $500,000 and $749,999, and 8 sold between $750,000 and $895,000. The median was $457,100 for May to October 2025 and $475,500 for November 2025 to April 2026, a small difference between two six-month periods.

That spread is wide for one community. Lot size, village, and whether a home backs to a preserve or pond move the price more than the address alone. I pull the recorded sales for the exact street before we set a price or write an offer.

Getting Around

Alafaya Trail and SR 50 are the main roads out. Approximate drive times: about 15 minutes to UCF, 20 to 25 minutes to Orlando International Airport by SR 417, and 30 to 35 minutes to downtown Orlando by SR 408, depending on traffic.
