Vista Lakes is a planned community in southeast Orlando along Lee Vista Boulevard, between SR 528 and SR 417. It was planned under Southeast Orlando’s 1998 growth plan and is now mostly built out, with most homes dating from the early 2000s.

Single-family homes near the clubhouse sold for a median of $415,000 over the 12 months ending April 2026, and condos and townhomes for a median of $209,000, based on county records. Its biggest draw is location: Orlando International Airport is about 10 minutes away.

What Homes Sold For

Across all 104 recorded sales, 22 were under $300,000 (mostly condos and townhomes), 35 sold between $300,000 and $399,999, 22 between $400,000 and $499,999, 19 between $500,000 and $749,999, and 6 between $750,000 and $976,900. The single-family median slipped from $449,500 for May to October 2025 to $389,200 for November 2025 to April 2026.

The Vista Lakes CDD

Vista Lakes has a community development district (CDD) on Orange County’s official list. The district board meets at the clubhouse, and its assessment appears on each owner’s property tax bill. Add it to the HOA dues when you figure the monthly cost, and check the exact amount on the tax bill for any home you consider. Neighboring Randal Park has its own CDD as well.

Living Near the Airport

Orlando International Airport runs around the clock, and some streets sit closer to flight paths than others. The airport authority publishes its noise program, including sound insulation in high-noise areas and avigation easements on some properties, and new GPS arrival routes began in July 2026. Visit at different times of day and check the title work for any avigation easement.

Growth Nearby

Vista Park, a large planned community next door, has been planned with a second access road through Vista Lakes by extending Passaic Parkway. Plans like this can change traffic on a few streets, so I check the current city and county files for any home near those roads.

Getting Around

Approximate drive times: about 10 minutes to Orlando International Airport, about 15 minutes to Lake Nona, 20 to 25 minutes to downtown Orlando, and about 25 minutes to UCF, depending on traffic.
