Eagle Creek Real Estate: Golf Community Living Near Lake Nona

Eagle Creek is a golf community in southeast Orlando, off Narcoossee Road across from Medical City’s east entrance. Emerson International has been building it since 2000 on more than 1,200 acres, and residents share over 400 acres of lakes, wetlands and trails.

It is also one of the higher-priced communities on the southeast side. Single-family homes near the golf club sold for a median of $739,000 over the 12 months ending April 2026, based on county records, and 29 of 107 sales closed at $1 million or more.

The Golf Club and Community

Eagle Creek Golf Club is a public 18-hole, par 73 course designed by Ron Garl and Howard Swan. It opened in 2004 with a 14,000 square foot clubhouse and The Belfry restaurant. Eagle Creek Elementary is inside the community, and shopping along Narcoossee Road keeps growing, including a Sprouts-anchored center that opened in June 2026.

What Homes Sold For

The range is wide: 13 sales between $300,000 and $399,999, 14 between $400,000 and $499,999, 29 between $500,000 and $749,999, 22 between $750,000 and $999,999, and 29 at $1 million or more, topping out at $1.95 million. The median was $775,000 for May to October 2025 and $711,350 for November 2025 to April 2026. With about 50 sales in each period, a handful of large sales can move these numbers.

More than half the homes sold were built in 2015 or later. Newer sections and golf frontage carry the premium, so I compare recorded sales on the same street and the same builder before setting a price.

Growth Around Eagle Creek

Plans for 17 new home lots next to the fifth hole were scheduled to go before the Orange County commission in March 2026. The proposed Osceola Parkway extension would also run through the Eagle Creek planned development with a Narcoossee Road interchange. Both could change views, traffic or noise for nearby homes, so I check the current county files for any home that backs to these areas.

Getting Around

Approximate drive times: under 5 minutes to Medical City and Lake Nona employers, about 15 minutes to Orlando International Airport, and about 30 minutes to downtown Orlando. Being this close to the airport, flight paths matter for some streets, so visit at different times of day.

Schools

Eagle Creek Elementary is inside the community, and Lake Nona High is on Narcoossee Road. School assignment changes by address and by year, so confirm any home with the Orange County Public Schools school locator before you count on a zone.

HOA and Fees

Eagle Creek homes carry HOA dues that vary by section. Nearby Storey Park carries a community development district (CDD). Before you commit, I check the county tax bill for any CDD or special assessment and get the HOA estoppel figures.
