Thornton Park Real Estate

Thornton Park Real Estate: Historic Homes and Condos by Lake Eola

Thornton Park is a small downtown Orlando neighborhood just east of Lake Eola. It is named for developer James Thornton, James Street was named for him in 1913, and its homes date from the 1880s through the 1930s. Washington Street is its main strip of restaurants and patios.

The market is a mix of historic houses and condos. Across 55 recorded sales in the 12 months ending April 2026, the median price was $367,100, based on county records. Condos had a median of $300,000.

County records, not MLS data. Sales after April 2026 are left out because the county is still recording them. A circle on a map does not follow subdivision lines exactly, so treat these as a close guide to the neighborhood.

The Lake Lawsona Historic District

Most of Thornton Park lies inside the Lake Lawsona Historic District, a City of Orlando historic district since 1994 and listed on the National Register of Historic Places in 2019. Its National Register boundaries are South Street, Robinson Street, Summerlin Avenue and Hampton Avenue. Expect city design review for exterior changes, additions and new building, and check with the city’s historic preservation office before you plan work.

What Homes Sold For

Of the 55 sales, 20 were under $300,000, 11 sold between $300,000 and $399,999, 2 between $400,000 and $499,999, 12 between $500,000 and $749,999, 4 between $750,000 and $999,999, and 6 at $1 million or more. The condo median was $290,000 for May to October 2025 and $345,000 for November 2025 to April 2026, on about 20 sales in each period.

With only 14 single-family sales in a year, each historic house is priced almost one at a time. I pull every recorded sale nearby and adjust for lot, condition and updates before we set a number.

Lake Eola and the Neighborhood

Lake Eola Park sits at the western edge, and Constitution Green, a city dog park, is on South Summerlin Avenue. Most daily needs downtown are a walk away.

New Building

Infill has to meet historic standards. A three-story mixed-use building has been proposed at 811 East Washington Street, with zoning variances requested. Projects like this can change parking and noise on nearby streets, so I check city agendas for any home close to Washington Street.

Getting Around

Downtown is a walk away. Approximate drive time to Orlando International Airport is about 20 minutes, depending on traffic.

HOA and Fees

Condos carry association dues, and some older buildings may also face special assessments for repairs and inspections, so I read the association budget, reserves and recent meeting minutes with you. Most single-family homes here have no HOA. No community development district covers the area.

Working With Me in Thornton Park

I help buyers compare streets and sections using what homes actually recorded for, not list prices, and I read the HOA and assessment numbers with you before you commit. For sellers, I use the same county records to set a price that holds up when the appraiser looks at it.
