The Conway chain (Lake Conway, Lake Gatlin, Lake Holden, Little Lake Conway) is a connected system of lakes entirely within south Orange County. Canal-front and lake-view properties offer a lower entry to the lake lifestyle, $400,000 to $600,000. The distinction between direct waterfront and canal access matters here: direct waterfront gives you unobstructed lake views and your own dock. The Neighborhoods
Lake Conway waterfront (Estate-scale homes on the main lake. Large lots, mature trees, private docks. Prices $550,000 to $900,000 and above. Most of these homes were built in the 1970s through 1990s on generous lots that no longer exist in new construction.

Lake Gatlin in particular has a quiet residential feel with less boat traffic than the main Conway lake. For buyers who want the lake lifestyle without the main-lake price tag, this is where to look.
Interior Belle Isle, Non-waterfront single-family homes on larger lots than you would find at comparable prices in newer communities. Quiet streets, established landscaping, mature oak canopy. Prices $350,000 to $500,000. No CDDs, no master-plan HOA in most sections. These homes offer a cost-of-ownership advantage that newer communities cannot match, your monthly outlay goes toward equity, not district fees.
Hoffner Avenue corridor, The main commercial spine of Belle Isle. Proximity to SR 528 (Beachline Expressway) makes airport and I-4 access straightforward. Some commercial activity along this corridor, but the residential streets behind it remain quiet. Buyers who work at the airport or travel frequently use Hoffner as their daily commute route, 5 minutes to OIA is not an exaggeration from most Belle Isle addresses.
Why Belle Isle Gets Overlooked
Belle Isle does not show up in the master-planned community searches. It has no builder communities, no amenity packages to photograph, and no marketing budget. What it has is lakefront access on a navigable chain, a real city government that maintains its own infrastructure, low property taxes relative to unincorporated Orange County, and proximity to the airport that no other lakefront community in the county can match.
For buyers who work at the airport or travel frequently for business, this is the only lakefront market in Orange County that makes logistical sense. Every other lakefront community (Winter Park chain, Butler chain, Windermere chain) is 30 to 45 minutes from OIA. Belle Isle is 5 minutes. That daily time savings compounds into a quality-of-life advantage that no amenity center can replicate.
Schools
Belle Isle is served by Orange County Public Schools, Pershing K-8 and Boone High School are the primary schools for most Belle Isle addresses. Boone is a well-regarded school that offers the International Baccalaureate program, which is a meaningful academic differentiator within the OCPS system. Families in Belle Isle get access to one of the stronger high school programs in south Orlando. Verify school assignment by specific address through the OCPS boundary finder, some streets on the edges of Belle Isle may feed into different schools.
What Buyers Should Know
Belle Isle is a slow market, not because demand is low, but because turnover is low. Owners stay for decades. When a lakefront property comes available, it moves quickly. Non-waterfront inventory is more available but still limited relative to the city’s small size. Patience is part of the buying strategy here. The best Belle Isle purchases happen when buyers are positioned and ready before the listing goes active.
No CDDs is a genuine cost-of-ownership advantage. In newer communities at comparable price points, CDD fees can add $2,000 to $4,000 per year to the carrying cost. The incorporated city structure means your property taxes fund a local government that is directly accountable to 6,000 residents, not a county bureaucracy serving 1.4 million.
