MetroWest is a large master-planned golf community in west Orlando developed primarily in the late 1980s and 1990s, meaning it is fully built out, has mature landscaping and tree canopy, and trades at prices that reflect value rather than new-construction premium. The MetroWest Country Club, now a semi-private golf course, is the community’s spine. Multiple lakes run through the development. The location is strong: I-4 access at Kirkman Road, 10 minutes to Universal Orlando, 15 minutes to downtown, and close to the major hospital corridor along Sand Lake Road.

Prices run $350,000 to $600,000. I have been licensed in Orange County for 26 years and MetroWest is one of the communities I return to regularly with buyers who want the west Orlando location without the CDD-driven cost structure of newer developments. The value proposition here is straightforward: established community, golf course views, lake access, and a location that puts you 10 minutes from Universal and 15 from downtown, all without the $2,000 to $4,000 annual CDD fees that newer communities charge for comparable amenities.

What Drives MetroWest

MetroWest is a fully mature community, no construction noise, no phased builder activity, no heavy equipment on the roads. The landscaping is established, the tree canopy is thick, and the streets have the settled feel that takes 25 to 30 years to develop. Golf course and lake views are available at prices well below what newer communities with comparable amenities charge in Horizon West or the Lake Nona corridor.

The Universal Orlando employment corridor is 10 minutes away via Kirkman Road. The SR 408 and I-4 interchange puts downtown Orlando, the airport, and the entire theme park corridor all within practical daily reach. Sand Lake Road (the hospital and medical corridor) runs along the southern edge of MetroWest. AdventHealth, Orlando Health, and the cluster of specialty medical practices along Sand Lake make this a natural home base for healthcare professionals who want a short commute and an established neighborhood.

The rental demand is strong as well. Universal and downtown Orlando employment drive a steady renter population that makes MetroWest a viable investment market for buyers looking at cash-flow properties in west Orange County.

The Sub-Communities

Golf course / lakefront homes (Properties backing the MetroWest golf course or one of the community’s lakes. These command the top of the price range) $450,000 to $650,000. Golf views and lake views are available in the same community at different price points, which gives buyers flexibility to choose the view premium they want to pay. The golf course lots tend to have wider rear setbacks and more privacy than interior lots.

Interior single-family (Standard lots with no course or water view. Prices $320,000 to $450,000. This is strong value in this price range for west Orlando) newer construction at equivalent prices in Ocoee or Horizon West would carry CDD fees that add $150 to $350 per month to the carrying cost. MetroWest interior homes give you the location without the district fee burden.

Townhomes and villas, Some attached product exists within the community. Prices $280,000 to $380,000. HOA-governed with exterior maintenance included in some sections. These are popular with first-time buyers and investors (the lower entry point and maintenance-included structure simplifies ownership. Rental restrictions vary by section) verify before purchasing as investment.

MetroWest Country Club

The MetroWest Country Club is a semi-private golf course, public tee times are available. Eighteen holes, well-maintained, with a clubhouse that serves as a community gathering point. Residents get preferred access and rates. This is not in the same tier as Bay Hill or Keene’s Pointe. Those are private, exclusive clubs with membership fees to match. MetroWest is a functional neighborhood golf asset that keeps the course views valuable and gives residents recreational access without a $50,000 initiation fee.

For buyers who want to live on a golf course without the financial commitment of a private club, MetroWest is one of the few options in the Orlando metro that delivers the view and the access at a reasonable cost.

No CDDs: The Cost Advantage

MetroWest was developed before the CDD financing model became standard in Central Florida. Most sections have HOA fees (typically $200 to $400 per year for common area maintenance) but no CDD assessment. For buyers who have been pricing newer west Orlando communities and getting sticker shock at $2,000 to $4,000 per year in CDD fees, MetroWest is the value alternative in the same geographic corridor.

The math is straightforward. A $400,000 home in MetroWest with $300 per year in HOA fees costs you $300 annually in community fees. A $400,000 home in a newer Horizon West community with a CDD costs you $2,500 to $3,500 per year in CDD fees plus an additional HOA fee. Over a 10-year hold, that is $25,000 to $35,000 in additional fees that MetroWest buyers never pay. At equivalent purchase prices, MetroWest is the lower cost-of-ownership option, and the location is arguably better for anyone who commutes to the I-4 corridor.

Schools

MetroWest feeds Westpointe Elementary, Chain of Lakes Middle, and Olympia High School. Olympia is one of the better-regarded public high schools in west Orange County and draws families specifically for its school zone. Verify school assignment by specific address through the OCPS boundary finder, some streets on the edges of MetroWest may feed into different schools.
