The county is large, the sub-markets are distinct, and pricing your home correctly means understanding exactly which buyers you are targeting and what they are comparing you against. This guide covers what the Hillsborough market looks like for sellers right now, what you need to disclose, what you will pay at closing, and how to position your home in each sub-market.
What the Hillsborough Market Looks Like for Sellers Right Now
Homes in Hillsborough County are averaging approximately 55 days on market and selling at roughly 97% of list price. The county median sale price is around $415,000. Those numbers tell a story of a market that is active but not frenzied, sellers who price and prepare correctly are getting their homes sold without dramatic concessions, but overpriced homes are sitting.

How Commission Works After 2024
The NAR settlement that took effect in August 2024 changed the structure of real estate commissions. Previously, sellers typically offered buyer agent compensation through the MLS as part of the listing agreement. That is no longer required. Seller commissions and buyer agent compensation are now negotiated separately. Wesley Chapel: You are competing directly with new construction. National builders are offering brand-new homes with rate buydowns and design center allowances. Your resale home needs to compete on price, condition, and upgrades. Staging matters here because buyers are comparing your home to builder model homes that are professionally staged. Price below new construction on a per-square-foot basis, and make sure your home presents as well as a model. CDD fees are a given in Wesley Chapel, make sure yours are clearly disclosed so buyers can budget accurately.
Brandon and Riverview: This is a price-per-square-foot market. Buyers in Brandon and Riverview are value-oriented and comparison-shopping actively. They are running the numbers and comparing your home against every option in the zip code. Overpricing by even 3% to 5% in this market will cost you showings. In Riverview, understand whether your subdivision carries CDD fees and what the annual amount is, buyers will ask, and you should have the answer ready.
Plant City: Slower market, rural buyers, patience required. Plant City attracts a specific buyer, someone who wants land, space, and agricultural or semi-rural character. These buyers are patient and deliberate. Price realistically based on comparable sales, not on what you wish the market would bear. Overpricing in a slow market is the fastest way to watch your listing go stale.
