Groveland Real Estate: Newer Homes West of Clermont in South Lake County

Groveland is a city in south Lake County where State Road 19 meets SR 50, about 10 minutes west of Clermont. Originally called Taylorville, it grew around turpentine and lumber and took the name Groveland in the 1920s. Its population grew from 18,505 in the 2020 census to an estimated 23,827 in 2025, according to the University of Florida's Bureau of Economic and Business Research, as new subdivisions filled in around the older downtown. In 2023 Groveland became the first city in Florida certified as an International Dark Sky Community.

What Homes Sold For

Of the 368 recorded sales, 66 were under $300,000, 187 sold between $300,000 and $399,999, 60 between $400,000 and $499,999, 34 between $500,000 and $749,999, and 21 for $750,000 or more. Many sales are newer homes in subdivisions built since 2010, where the builder, lot, upgrades and any CDD assessment move the real cost. I compare recorded sales in the same subdivision before setting a price or writing an offer.

New Communities and Builders

Builders active in and around Groveland include KB Home at Cypress Bluff, Lennar at Hidden Ridge and Shea Homes at Trilogy Orlando, among others. A Groveland mailing address does not always mean the home is inside the city limits, which affects utilities, taxes and who handles permits, so check each address.

Utilities and CDDs

The City of Groveland provides drinking water, reclaimed irrigation water and sewer service in its service area. After reclaimed water shortages along the Wilson Lake Parkway corridor, the city began about $5.8 million in projects, including a new well, with completion expected in 2027. Lake County lists several community development districts in the area, including Cascades at Groveland, Estates at Cherry Lake and Lake Emma. CDD assessments appear on the tax bill, so add them to the monthly cost.

Parks and Trails

Lake David Park downtown has walking paths, a skate park, boat docks and a ramp. The South Lake Trail, a paved trail that runs east toward Clermont, currently ends at Silver Eagle Road, and the Florida Department of Transportation began a roughly 2-mile extension toward downtown in September 2026.

Schools

Most of the city is zoned for Groveland Elementary, Cecil E. Gray Middle and South Lake High. An area in the east-central part of the city is zoned to Aurelia Cole Academy, and newer annexed areas to the north can be zoned to other schools. Confirm any address with Lake County Schools.

Getting Around

SR 50 and SR 19 are the main routes. Without traffic, approximate drive times are about 10 minutes to Clermont, 45 to 50 minutes to downtown Orlando and Universal, about 55 minutes to Walt Disney World, and about an hour to Orlando International Airport. The state is building a new four-lane SR 50 north of downtown Groveland, with construction scheduled from fall 2026 to summer 2028.

History

In 1949, four young men from the Groveland area were wrongly accused in a case later known as the Groveland Four. Florida's Clemency Board posthumously pardoned them in 2019, and a Lake County judge exonerated them in 2021.

Before You Buy

Check the flood zone, since lakes and wetlands cover a large share of the area; whether the address is inside city limits and the city's utility service area; any CDD or HOA charges on the tax bill; and planned road work near the home.
