That is not a coincidence. It is what makes this market different from every other pocket of Orange County.
Median home prices run $500,000 to $650,000 depending on sub-community and product type. The demand is real, the infrastructure is built, and the buyer profile here skews heavily toward medical professionals, corporate relocations, and families chasing the school zone. I have been licensed in Orange County for 26 years and I have watched Lake Nona go from empty cattle land to the most sophisticated planned community in Central Florida. What I tell every buyer considering this market: do not fall in love with the lifestyle marketing until you have done the math on the full monthly cost, including CDD fees.

What’s Driving Lake Nona’s Demand
Medical City is the engine. UCF College of Medicine, Nemours Children’s Hospital, the VA Medical Center, and Orlando Health all operate within the Lake Nona footprint. That concentration of healthcare employment draws physicians, researchers, nurses, and healthcare administrators who want to live close to work, and Lake Nona was built to accommodate them. The USTA National Campus brings professional tennis and sports training operations that generate their own employment and visitor demand.
Corporate relocations have added depth. Amazon, Northrop Grumman, and KPMG have established operations along the SR 417 corridor. Remote workers are choosing Lake Nona for the school quality and lifestyle density, Boxi Park, Lake Nona Town Center, resort-style community pools, miles of connected trails, and the kind of walkable amenity access that most Florida suburbs promise in renderings but never deliver. Lake Nona delivered it.
Rental demand from medical residents and fellows is strong. If you are buying as an investor, understand that the tenant pool here is unusually professional and stable, but CDD fees eat into your margins. Model the numbers honestly before you close.
The Communities Within Lake Nona
Laureate Park, The most walkable neighborhood in Lake Nona. Urban grid design with alley-loaded garages, fiber internet built into every home, community gardens, resort-style pool, dog parks, and direct trail connections to Lake Nona Town Center. Builders include David Weekley and Craft Homes. Prices range from $500,000 to $750,000 and above depending on lot size and finished square footage. This is where the buyer who wants walkability and community engagement without leaving the Lake Nona ecosystem tends to land.
Lake Nona Golf & Country Club (Gated, private, estate-scale homes built around the golf course. This is a fundamentally different product from the rest of Lake Nona) less medical-city-community, more traditional luxury enclave. Prices start above $1 million and run well above that for premium lots. Membership requirements and HOA governance are strict. The buyer profile here is established wealth, not first-time homeowners stretching to get into a good school zone.
Randal Park (The more affordable entry into the Lake Nona area. National builders) DR Horton, Pulte, and others, offer newer construction at prices ranging from $400,000 to $550,000. Active HOA with structured amenities. CDD fees apply and vary by phase. For the buyer who wants the Lake Nona school zone and corridor access without the Laureate Park or Golf & Country Club price tag, Randal Park is the starting point.
East Park and Villagewalk, Established communities closer to the 417/528 interchange. Mix of resale homes and some remaining builder inventory. East Park is gated with consistent HOA governance. Villagewalk offers a more accessible entry point with attached and detached product types. Both benefit from the Lake Nona corridor infrastructure without the premium pricing of the core community.
Nona Cove and the Narcoossee Road Corridor, Newer construction pushing toward the Osceola County line. Builders include Toll Brothers and Meritage. Good SR 417 access. Prices range based on builder and lot position. These communities represent the expanding edge of the Lake Nona market, newer product, active construction, and CDD fees that reflect the infrastructure investment.
CDD Fees: What Lake Nona Buyers Must Understand
Lake Nona is one of the most CDD-intensive markets in Central Florida. Most communities within the Lake Nona footprint carry Community Development District fees. They are not optional, they are not negotiable, and they are in addition to your property taxes and HOA dues. Annual CDD assessments typically run $1,500 to $4,500 or more depending on the community and whether there is an outstanding capital bond balance.
Builders are required to disclose CDD fees but do not always lead with the number. Before you fall in love with a home, get the CDD annual assessment amount and the capital assessment payoff balance. Some buyers pay the capital balance off at closing (which can be $15,000 to $40,000 on newer-phase lots) while others assume the annual payment. This is not a typo. The capital balances on some Lake Nona communities are significant, and they represent real money that must be factored into your purchase decision.
I require all my buyers to have the full CDD disclosure before we submit an offer. No exceptions. If a builder or listing agent cannot provide the CDD estoppel letter promptly, that is a signal worth paying attention to.
Schools
Lake Nona is served by some of the highest-rated schools in Orange County Public Schools. Lake Nona High School consistently ranks among the top high schools in the district. Innovation Middle School and the elementary feeder schools (including Moss Park Elementary and Lake Nona Middle) maintain strong academic performance and active parent communities.
School quality is a primary demand driver for the family buyer segment in Lake Nona. The campus infrastructure is newer than most OCPS schools, the programs are well-funded, and the parent engagement level reflects the professional demographics of the community. That said, school assignment is by address, verify your specific address through the OCPS boundary finder before you buy. Not every home in the “Lake Nona area” feeds the same schools, and the distinction matters.
Closing Costs and What to Budget
Standard Orange County closing costs apply to Lake Nona transactions, title insurance, recording fees, doc stamps, lender charges, and the other line items covered in the Orange County Closing Costs Guide. What makes Lake Nona different is the CDD layer. If you elect to pay off the CDD capital assessment balance at closing, that amount (often $15,000 to $40,000) is separate from your standard closing costs and must be funded. Always request the full CDD estoppel letter and factor that number into your closing budget before you commit.
