Maitland is an incorporated city of about 17,000 residents sitting between Orlando to the south and Winter Park to the east, an address that puts you within 10 minutes of Park Avenue and 15 minutes of downtown Orlando without living in either. The city is defined by its lakes: Lake Maitland, Lake Sybelia, Lake Minnehaha, and Lake Lily are all within or adjacent to the city limits, and the Winter Park chain of lakes (which Maitland connects to) gives waterfront residents access to one of Central Florida’s most sought-after boating chains.

Median prices run $550,000 to $900,000, with lakefront well above that. I have been licensed in Orange County for 26 years and I have represented buyers and sellers in Maitland throughout that time. What I tell buyers looking at this market: Maitland is Winter Park’s neighbor with Winter Park’s school zone at a more attainable price point. That is not a knock on Maitland. It is the value proposition that makes this market work for buyers who have done their homework.

Why Buyers Choose Maitland

Location arbitrage, Maitland prices are typically below Winter Park for comparable product while sharing the same Winter Park High School zone and similar lake access. The 17-92 corridor and I-4 interchange make commuting efficient in both directions. Maitland Centre, the office park along Lake Destiny Road, employs a large white-collar population that lives locally, the ability to commute to work in five minutes is an underrated lifestyle advantage.

The city has genuine cultural identity. The Holocaust Memorial Resource and Education Center of Florida is a nationally recognized institution. The Art and History Museums, Maitland is a working art colony with studios, galleries, and a community of practicing artists. Lake Lily Park is a beloved community green space with a weekly farmers market, a playground, and a boardwalk that is packed every weekend morning. This is a city with identity, not just a zip code between two larger ones.

The lake access is the defining feature. Lake Maitland connects to the Winter Park chain, which means boating from Maitland through Lake Nina, Lake Osceola, and into Lake Virginia near Rollins College. You are on the chain. The premium for chain-connected lakefront is real and well-earned, and Maitland offers it at prices below what the same access would cost with a Winter Park address.

The Neighborhoods

Lake Maitland / Lake Sybelia waterfront, Direct lakefront on the chain. Estate-scale properties with private docks, boathouses, and mature tree canopy. Prices run $900,000 to $3 million and above. Access to the Winter Park chain allows boating to Lake Osceola, Virginia, and beyond. Very limited inventory. These properties rarely come to market, and when they do, the buyer pool is small and decisive. Off-market transactions are common in this segment.

Dommerich Hills / Lake Minnehaha area, Established interior neighborhoods with lake views and some direct access points. Mix of ranch, mid-century modern, and newer custom infill construction. Prices run $550,000 to $900,000. Well-maintained neighborhoods with mature tree canopy and low turnover. Dommerich Elementary (the primary school feeder) is a short walk from most homes in this area, which is a practical advantage for families.

The Hamlet / Lake Catherine area, Quieter residential neighborhoods on the western side of the city. Larger lots and older construction with room for renovation or expansion. Prices run $450,000 to $700,000. Some of the best value in the Maitland market for buyers who want square footage and lot size over lake proximity. The homes here tend to be 1980s and 1990s construction, solid structures that have aged well.

SR 17-92 corridor (newer infill) (Custom and semi-custom new construction on scraped lots along the 17-92 periphery. Prices run $600,000 to $850,000. Limited volume) this is not a subdivision. Individual builders buy existing homes, tear them down, and build new product targeting the family buyer who wants modern construction in an established location. Quality varies by builder.

Schools

Most of Maitland feeds Winter Park High School, the same zone as most of Winter Park proper. This is a primary demand driver for the family buyer segment and a floor under property values that is not going to change. The elementary school feeder is Dommerich Elementary, and Maitland Middle School serves as the intermediate step. Both are well-regarded within the Orange County Public Schools system.

Verify school assignment by specific address before making an offer. Some properties on the northern edge of Maitland may feed into different schools depending on boundary lines. The OCPS boundary finder is the authoritative source, do not rely on listing agent claims or MLS data for school zone verification.

CDD Fees

Maitland does not have the CDD structure of newer master-planned communities. This is an established city with its own municipal government, its own infrastructure, and its own tax base. Buyers pay HOA fees in association-governed communities, not CDDs. It is one of the cost-of-ownership advantages over newer communities in the same price range. When you compare a $600,000 home in Maitland to a $600,000 home in a newer master-planned community, the Maitland home likely carries $2,000 to $4,000 less per year in total assessments. Over a decade, that adds up.

What Buyers Need to Know

Maitland is a low-inventory market. Turnover is slow, residents who buy in Maitland tend to stay. The neighborhoods are established, the relationships are long-term, and the lifestyle works. When a well-priced home comes to market, particularly in the lakefront and lake-view segments, it moves quickly. Buyers need to be preapproved and ready to act. Multiple-offer situations happen regularly in the $550,000 to $800,000 range.

The Winter Park High School zone is a floor under demand that will not change. As long as that school maintains its reputation and performance, Maitland will have a built-in buyer base of families who are willing to pay a premium for the address. It is the most reliable demand driver in this market.

For lakefront buyers: survey is required, and expect to pay $600 to $1,200 depending on lot size and complexity. Seawall condition is a critical inspection item on chain-connected lakes, a seawall replacement can run $30,000 to $80,000+ depending on linear footage. Get the seawall inspected by a marine contractor, not just a general home inspector.
