Gotha Real Estate

Gotha Real Estate: A Historic Rural Settlement in West Orange County

Gotha is an unincorporated community in west Orange County, north of the Town of Windermere and south of Ocoee, with Winter Garden to the west. Henry Hempel founded it in 1885 as a German colony and named it after his birthplace, Gotha, Germany. It was never incorporated, and it has its own post office and ZIP code, 34734. The old center along Hempel Avenue and Gotha Road keeps two-lane roads, large lots and old trees, while subdivisions fill much of the rest of the ZIP code.

Single-family homes in ZIP code 34734 sold for a median of $535,000 over the 12 months ending April 2026, based on county records. The median home sold had about 2,200 square feet and was built in 1998. All 48 recorded sales were single-family homes.

County records, not MLS data. The 2026 median rests on only 6 sales, and recent months are still being recorded, so treat it as a small sample, not a trend. With 35 sales in a year, a few large or small homes can move any median here.

What Homes Sold For

Of the 48 recorded sales, 7 were under $300,000, 13 sold between $300,000 and $399,999, 3 between $400,000 and $499,999, 19 between $500,000 and $749,999, and 6 for $750,000 or more. The ZIP code takes in older homes on larger lots in the rural settlement and newer homes in subdivisions around it. I compare recorded sales by lot size, age and lake frontage before setting a price or writing an offer.

The Rural Settlement and Preservation District

Orange County designates Gotha as one of its rural settlements. Most of the settlement is planned for one home per acre, with some sections planned as rural settlement low density. In 1992 Orange County amended its charter to allow rural settlements to become preservation districts, and the Gotha Rural Settlement Preservation District was designated in 1995. County maps show the preservation district at about 1,170 acres, and the rural settlement covers about half of ZIP code 34734. Outside the settlement, most land in the ZIP code is planned for low and low-medium density residential use, with smaller subdivision lots. Check the land use and zoning for any parcel before you plan a lot split or a second home.

History and Nehrling Gardens

German settlers planted citrus around Gotha in the 1880s, and the freezes of 1894 and 1895 destroyed most of the groves, and many settlers left. Horticulturist Henry Nehrling bought land in Gotha in the mid-1880s and started a garden in 1886 that the Cultural Landscape Foundation calls Florida's first experimental botanical garden. He tested more than 3,000 plants for the U.S. Department of Agriculture. The six-acre core of the property, with his 1880s home, was listed on the National Register of Historic Places in 2000 as Henry Nehrling's Palm Cottage Gardens, and the Henry Nehrling Society bought it in 2009 and runs it as Nehrling Gardens. Other landmarks include the community center in a former one-room schoolhouse and the restaurant in the old Fisher's country store.

Lakes and Parks

Lakes in ZIP code 34734 include Lake Rose, Lake Fischer, Lake Lotta, Pearl Lake and Lake Nally, most of them small. Hempel's own home and grove were on Lake Olivia, just south, where the Weatherstone subdivision is now. Gotha Park, a 1.5-acre county park on Park Ridge-Gotha Road, has a playground, tennis and sand volleyball. Orange County's Lake Down boat ramp in Windermere, on the Butler Chain of Lakes, is a short drive south.

Before You Buy

Check the flood zone, since land around the lakes includes FEMA flood zones, and confirm the sewer and water service. Orange County Utilities is the water and sewer provider for most of the ZIP code, but state health department data mapped by the county shows a large share of parcels here known or likely to be on septic systems, so ask for septic records and an inspection. Check the land use and zoning, any HOA documents in the newer subdivisions, and any preservation district rules for exterior changes. Orange County allows short-term rentals only in certain zoning districts or planned developments that expressly permit them, so do not plan on vacation rental income without checking.
