County records, not MLS data. Sales after April 2026 are left out because the county is still recording them. A circle on a map does not follow subdivision lines exactly, so treat these as a close guide to the neighborhood.

Neighborhoods and Parks

Neighborhoods include Eagles Landing, Hunter’s Isle, Westshire, Falcon Pointe and The Pointe, among others, with Lake Calabay inside the community. The master association runs seven resident-only parks, including Osprey Park with its dog park, ball fields and Veterans Monument, and Eagle Park with a fishing dock. Residents need an ID card to use them.

The community keeps traditions going, such as the annual Turkey Trot at Osprey Park and a community-wide garage sale.

What Homes Sold For

Across all 164 recorded sales, 42 were under $300,000 (mostly condos and townhomes), 23 sold between $300,000 and $399,999, 42 between $400,000 and $499,999, 50 between $500,000 and $749,999, and 7 between $750,000 and $825,000. The single-family median was $500,000 for May to October 2025 and $457,500 for November 2025 to April 2026.

Homes here are 30 or more years old, so roof age, AC age, plumbing and the four-point inspection drive both price and insurance. I check those before we set a number.

The Former Golf Course

The former Hunter’s Creek Golf Course, about 187 acres at 14401 Sports Club Way, is closed and zoned Planned Development. It is scheduled for auction on November 2 to 4, 2026. Any new use would need county approvals, but if you are buying a home that backs to the course, ask what is planned and watch the county’s public notices. I track this for my clients and will tell you what I find.
