Homes here cost a fraction of what they do 35 miles west in Tampa or 55 miles east in Orlando, and the job base is real.
I’ve been brokering Florida real estate for 26 years. The buyers I see coming into Polk County aren’t speculating. They’re remote workers who don’t need to commute daily. Retirees cashing out of South Florida. First-time buyers who can’t touch anything in Hillsborough County. Short-term rental investors looking at Davenport’s proximity to Disney. All of them are running the same calculation, and Polk County keeps winning it.

Seventeen thousand transactions in a 12-month period is significant volume. That kind of liquidity means you can buy or sell without the feast-or-famine dynamics that plague smaller markets. Inventory moves, prices have data behind them, and comps are reliable.
What’s Driving the Polk County Market
The I-4 corridor. Geography is doing the heavy lifting. Tampa is 35 miles west, Orlando 55 miles east, and you can reach either downtown in under an hour on a decent traffic day. That makes Polk County a realistic commuting option for two major metro job markets, which is unusual for Florida’s interior.
Publix headquarters. Lakeland is home to the corporate headquarters of Publix Super Markets, one of the largest private employers in the country. Publix employs thousands of people locally across corporate, warehousing, and distribution roles. That single employer provides an employment anchor that most mid-size Florida markets don’t have.
Logistics and distribution. Amazon, Walmart, and a growing roster of logistics companies have built fulfillment centers and distribution hubs in western Polk County. The location between two metros with highway access makes it ideal for distribution. These are jobs with stable demand and decent wages, and they put buyers into the housing market.
Florida Polytechnic University. The state’s newest public university, located in Lakeland, is a STEM-focused school that’s attracting students and faculty. It’s still growing, but it adds to the demand base and lends a college-town edge to the area’s profile.
Davenport and the Disney effect. The southeastern corner of Polk County (Davenport, Champions Gate, and surrounding communities) sits within 15 to 20 minutes of Walt Disney World. This has created a concentrated short-term rental market where investors buy homes specifically to rent them to vacationers. It’s a different buyer pool with different economics, and it inflates prices in that pocket of the county relative to the rest.
Relocation buyers. As with most of interior Florida, a major price driver is equity migration. Buyers selling in Tampa, South Florida, or out of state arrive with cash or large down payments. When someone sells a $700,000 townhouse in South Tampa and buys a $310,000 single-family home in Lakeland, they insulate themselves from rate sensitivity. That keeps demand stable even when mortgage rates climb.
Polk County Neighborhoods
Polk County covers more than 2,000 square miles and contains everything from downtown Lakeland walkability to rural Lake Wales acreage. The right area depends entirely on your commute, budget, and lifestyle priorities. Lakeland attracts professionals and families. Winter Haven draws retirees and first-time buyers. Davenport is almost entirely an investor market. Bartow is quiet, affordable, and overlooked.
