County records, not MLS data. Sales after April 2026 are left out because the county is still recording them. A circle on a map does not follow subdivision lines exactly, so treat these as a close guide to the neighborhood.
Wekiva Hunt Club
The Wekiva Hunt Club land was a hunting club in the 1960s and was bought for development in 1972. The association maintains more than 145 acres of common areas, about 25 miles of walking and biking trails and seven parks, with courts, ball fields and a community center in Wekiva Hills Park.
Sweetwater Oaks
Sweetwater Oaks has about 1,400 homes. Residents have a private beach on Lake Brantley, a boat ramp, kayak access toward the Wekiva River, tennis and pickleball courts, ball fields, a fishing dock and a community center. Most homes are ranch-style houses from the 1970s and early 1980s.

Most homes here are 40 to 50 years old, so roof age, AC age, plumbing and the four-point inspection drive both price and insurance. I check those before we set a number.
Flooding and the Little Wekiva River
The Little Wekiva River runs north through this part of Seminole County, and it flooded streets and homes in nearby neighborhoods after Hurricane Ian in 2022 and Hurricane Milton in 2024. Check the FEMA flood zone for the specific parcel, ask about any past water intrusion, and get flood insurance quotes before your inspection period ends.
The Wekiva River Protection Area
Parts of the Wekiva area fall inside the Wekiva River Protection Area, where state law limits density. If you plan to split a lot or build more than one home, check whether the parcel is inside the boundary with Seminole County first.
Getting Around

Working With Me in Wekiva
I help buyers compare streets and sections using what homes actually recorded for, not list prices, and I read the HOA and assessment numbers with you before you commit. For sellers, I use the same county records to set a price that holds up when the appraiser looks at it.
