New Construction in Lake County: What Every Buyer Must Understand
CDD fees are the single most misunderstood cost in Lake County new construction. A Community Development District is a special taxing district created by the developer to fund infrastructure, roads, water management, parks, recreational amenities, and landscaping. The CDD assessment appears on your annual property tax bill as a separate line item, and it typically runs $1,000 to $3,000 per year depending on the community. This is on top of your property taxes and any HOA fees. Some CDD bonds have a fixed payoff period of 15 to 30 years, while others continue indefinitely. Builder incentives can be valuable, but read the fine print. The 55+ community is particularly strong here, with several age-restricted developments catering to retirees looking for an active lifestyle at a manageable price point.
Groveland and Minneola represent the new construction hub of Lake County, with median prices in the $340,000 to $380,000 range. These communities sit along SR-50 and the Turnpike corridor, making them natural commuter markets for Orlando workers. Builder activity is high here, which means more inventory, more incentives, and more options for buyers, but also CDD fees that need to be factored into your budget.
