Buying a Home in Lake County, Florida

Buying a Home in Lake County, Florida

I’m Morgan Sloan, licensed in Florida since 2000, and I work Lake County real estate. In that time I’ve watched this market transform from citrus groves and small towns into one of central Florida’s growth corridors. What I tell every buyer who calls my office is the same thing: Lake County gives you options that most Florida markets cannot match. You can buy a hilltop home in Clermont with panoramic views, settle into a historic neighborhood in Mount Dora, find lakefront property in Leesburg, or pick up brand-new construction in Groveland, all within the same county. That kind of range is rare, and it is the reason I’ve built my career here.

Right now, conditions are steady. Single-family homes in Lake County sold at a county-recorded resale median of $360,000 (January to April 2026), about the same as a year earlier, based on the Lake County Property Appraiser’s sale records. Compared to the frenzy of 2021 and 2022, this is a different landscape entirely. You have time to think, time to negotiate, and time to get your inspections done without someone else swooping in with a cash offer above asking.

But Lake County has specifics you need to understand before you write an offer. CDD fees on new construction, HOA disclosures that vary wildly by community, builder incentives that can work in your favor or obscure the true cost of ownership. These are the details that separate an informed buyer from someone who gets surprised at closing. This guide walks you through the entire process, start to finish, with the data that matters.

Step-by-Step Buyer Process in Lake County

1. Get pre-approved before you tour a single home. This is non-negotiable. You need to know your budget before you fall in love with a property you cannot afford. As of October 22, 2026, the Freddie Mac weekly average 30-year fixed mortgage rate was 7.32%. On a $360,000 purchase with 20% down, that is a $288,000 loan, roughly $1,978 per month in principal and interest alone. Add property taxes, insurance, and possibly CDD and HOA fees, and you are looking at a very different monthly number than just the mortgage payment. Your lender will spell all of this out during pre-approval, and that clarity is worth its weight in gold.

2. Choose your area, and understand what drives pricing in each community. Lake County stretches from the Orlando-adjacent growth corridors of Clermont and Groveland in the south to the lifestyle communities of Mount Dora, Leesburg, and Lady Lake in the north. Each area has a different price range and lifestyle. Clermont is a commuter market. Mount Dora’s historic character carries a premium. Leesburg and Lady Lake have many age-restricted (55+) communities. Groveland and Minneola offer new construction at accessible prices. Know what matters to you before you start searching. For a complete breakdown, read the Lake County neighborhoods guide.

3. Search and tour with a broker who knows the local market. I have been working Lake County since before many of today’s neighborhoods were built. That kind of history matters when you are evaluating a home, I can tell you what a neighborhood looked like ten years ago, what has been permitted, what is planned, and what the resale trajectory looks like. Online listings give you photos. A local broker gives you context.

4. Make an offer. With prices about the same as a year ago, you have room to negotiate. Sellers are often willing to cover closing cost contributions, make repairs, or accept contingencies. That said, well-priced homes in desirable areas still move. If a home in Clermont or Mount Dora is priced right and shows well, do not assume you have unlimited time. Present a clean offer with realistic terms and you will be in a strong position.

5. Inspections, and Lake County has new-construction specifics to watch for. You will want a standard home inspection on any property. On new construction, do not assume the builder’s inspection is sufficient, independent inspections regularly catch items that builder quality control missed. For resale homes, pay attention to roof age, HVAC condition, and whether the property is in a flood zone. Lake County’s elevated terrain means flood risk is generally lower than coastal counties, but low-lying areas near the chain of lakes can still carry designations that affect your insurance.

6. Appraisal and financing. Once inspections are cleared and any repairs are negotiated, your lender orders the appraisal. Simultaneously, the title company begins the title search to confirm clear ownership. In new construction communities, the title search also verifies the CDD structure and any deed restrictions that transfer with the property.

7. Close. Review your closing disclosure carefully, compare it line by line to the loan estimate you received at pre-approval. Wire your funds per your title company’s verified instructions. Sign the documents, receive your keys, and you are a Lake County homeowner.

New Construction in Lake County: What Every Buyer Must Understand

CDD fees are the single most misunderstood cost in Lake County new construction. A Community Development District is a special taxing district created by the developer to fund infrastructure, roads, water management, parks, recreational amenities, and landscaping. The CDD assessment appears on your annual property tax bill as a separate line item, and the amount depends on the community. This is on top of your property taxes and any HOA fees. CDD bonds have a fixed payoff period, and Florida law caps each bond at 40 years, though the operation and maintenance part of the assessment continues. Before you sign a contract on new construction, get the exact CDD amount in writing and understand the bond payoff schedule.

Builder incentives can be valuable, but read the fine print. National builders in Lake County commonly offer incentives to attract buyers: mortgage rate buydowns through their preferred lender, closing cost credits, design center allowances, and lot premiums waived for certain homesites. These incentives can save you tens of thousands of dollars, but they almost always require you to use the builder’s preferred lender and title company. That is not necessarily a bad deal, but compare the builder’s lender terms against at least two outside quotes before you commit. The rate buydown only saves money if the builder’s base rate and fees are competitive to begin with.

HOA disclosures in Lake County vary significantly by community. New construction neighborhoods in Clermont, Groveland, and Minneola almost universally have HOA fees, and the amount depends on amenities, so get the exact figure from the HOA. Older, established communities in Leesburg, Eustis, and Tavares may have no HOA at all. This is not a minor consideration, a $300/month HOA fee adds $3,600 per year to your cost of ownership. Ask for the HOA budget, reserve study, and any pending special assessments before you go under contract.

Where to Buy in Lake County

Every buyer has different priorities, schools, commute, lifestyle, budget. Here is a quick overview of where those priorities align across Lake County’s most popular areas.

Clermont is the go-to for commuters, with elevated terrain that keeps flood risk low. The Turnpike puts you 30 minutes from Disney and 45 minutes from downtown Orlando. If you need to work in Orange County but want Lake County pricing and space, Clermont is where the math works.

Mount Dora is a lifestyle destination. Historic homes and lakefront properties carry a premium. If you want walkable downtown dining, antique shops, year-round festivals, and a town with genuine character, this is the place. The trade-off is charm and community over square footage and commute time.

Leesburg has one of the lower medians in Lake County. It sits on the Lake Harris chain of lakes, which gives residents access to serious boating and fishing. The city has several age-restricted (55+) communities.

Groveland and Minneola represent the new construction hub of Lake County. These communities sit along SR-50 and the Turnpike corridor, making them natural commuter markets for Orlando. Builder activity is high here, which means more incentives and more options for buyers, but also CDD fees that need to be factored into your budget.

What to Expect at Closing

Buyers in Lake County should budget for specific closing costs that are governed by Florida law. The two most notable buyer-side state taxes are the documentary stamp tax on the mortgage and the intangible tax.

Closing Cost ItemRate / AmountOn $288,000 Mortgage
Documentary Stamp Tax on Mortgage$0.35 per $100$1,008
Intangible Tax$0.20 per $100$576
Total State Taxes on Mortgage$1,584

The $288,000 mortgage figure above reflects 80% loan-to-value on a county-recorded resale median of $360,000 (January to April 2026), from the Lake County Property Appraiser’s sale records. Beyond the state-mandated taxes, your total buyer closing costs will typically fall in the range of $8,000 to $14,000. That range includes title insurance, lender origination and processing fees, appraisal, survey, and prepaids such as homeowners insurance, property taxes, and escrow reserves.
