Lake County Florida Closing Costs: Complete Buyer & Seller Breakdown

Lake County Florida Closing Costs: Complete Buyer & Seller Breakdown

Every real estate transaction in Florida comes with costs beyond the sale price. I have been licensed in Florida real estate since 2000, and the most common question I hear from both buyers and sellers is the same: “What will it actually cost me to close?” It is a fair question, and one that deserves a straight answer with real numbers, not vague ranges buried in fine print.

My name is Morgan Sloan, and I am a Florida real estate broker. This guide breaks down every closing cost fee (buyer side and seller side) specific to Lake County real estate. I am using a $360,000 purchase price as the working example because that is the county-recorded resale single-family median for January to April 2026. Whether you are buying a home in Lake County or selling your home in Lake County, you will find the exact dollar amounts below.

I have also put together a printable PDF version of this guide that you can take to your lender, your title company, or your closing table. You will find the download link at the bottom of the page.

Florida Documentary Stamp and Tax Rates

Three state-level taxes apply to every residential closing in Florida. These are set by the state legislature and apply uniformly across all 67 counties, including Lake. They are not negotiable, and they are not optional.

Documentary stamp on the deed: $0.70 per $100 of the sale price. Under the standard Florida Realtors/Florida Bar contract, the seller pays it. On a $360,000 sale, that comes to $2,520. The doc stamp on the deed is the single largest tax-related closing cost in a typical Florida transaction.

Documentary stamp on the mortgage: $0.35 per $100 of the loan amount. This is paid by the buyer. If you are financing $288,000 (80% of $360,000), the cost is $1,008. Cash buyers do not pay this because there is no mortgage document to stamp.

Intangible tax on the mortgage: $0.20 per $100 of the loan amount. This is also paid by the buyer. On that same $288,000 loan, the intangible tax is $576. Like the doc stamp on the mortgage, this only applies when there is a loan involved.

These three taxes are statewide Florida rates. They apply in Lake County the same as every other county. There are no additional county-level transfer taxes in Lake County.

Buyer Closing Costs in Lake County

Buyers should budget between 2% and 4% of the purchase price for closing costs. The table below uses a $360,000 purchase with an 80% loan-to-value ratio ($288,000 loan amount) as the example. Your actual costs will depend on your loan type, lender, and insurance requirements.

Cost ItemTypical Range$360K Example
Doc Stamp on Mortgage$0.35 per $100 of loan$1,008
Intangible Tax$0.20 per $100 of loan$576
Lender’s Title Insurance$25 when issued with the owner's policy, plus endorsementsVaries
Owner’s Title InsurancePromulgated rate: $5.75 per $1,000 to $100,000, then $5.00 per $1,000~$1,875 on $360,000, if the buyer pays it under the contract
Lender Fees (origination, underwriting)$1,000 to $2,500~$1,500
Appraisal$400 to $600~$500
Home Inspection$350 to $500~$425
Survey$250 to $500~$375
Prepaid Insurance (12 months)Based on your quoteVaries
Prepaid Property TaxesVaries by close dateBased on the actual tax bill
Total Buyer Closing Costs$7,200 to $14,400 (2% to 4%)

Prepaids are the biggest variable in your closing cost estimate. Prepaid homeowner’s insurance and property taxes are collected at closing, and they can swing your total by thousands of dollars depending on when you close and where the property is located. Premiums vary by location, community and structure, so always get insurance quotes early in the process.

Lender fees also vary widely. Some lenders charge origination fees, discount points, or processing fees that others waive. If you are buying new construction and considering the builder’s preferred lender, compare their rates and fees against at least two outside lenders. Builder incentives like rate buydowns only save money if the base rate and fees are competitive. I always recommend getting at least three loan estimates before you commit. Seller Closing Costs in Lake County

The doc stamp on the deed is the largest seller cost in the table below. Here is the breakdown for a $360,000 sale.

HOA Estoppel Letter$150 to $500~$250
Title Closing Fee$300 to $600~$400
Total Seller Costs (excluding commission)About $5,045 plus title search and prorated taxes

Commission is not included in the table above. Commission is negotiable and set in the listing agreement. There is no standard commission percentage. If you are preparing to list, my guide on selling your home in Lake County covers how to evaluate your net proceeds and factor in all costs before you set a listing price.

Property tax proration depends on your closing date. In Florida, property taxes are paid in arrears, meaning the current year’s taxes are not due until November. If you close in June, you owe roughly six months of property taxes at closing. If you close in January, the proration is minimal. Your title company will calculate this to the day.

Property Taxes in Lake County

Lake County tax bills depend on the millage for each parcel’s taxing district, and the Lake County Property Appraiser shows estimated taxes for a specific address. The exact millage rate depends on which taxing district your property falls in, city taxes, school district levies, and special district assessments all stack on top of the county rate.

Florida’s homestead exemption lowers the taxable value of a primary residence. If the property is your permanent residence on January 1, you can exempt up to $51,411 of assessed value in 2026: $25,000 from all property taxes and $26,411 more from non-school taxes. You must file by March 1 of the tax year to receive the exemption.

Update, November 2026: Florida voters approved Amendment 3, so starting in 2027 the non-school homestead exemption rises to $150,000 ($250,000 from 2028) for homeowners who established Florida residency before January 1, 2027; school taxes keep the $25,000 exemption, and owners who establish residency on or after that date start at a $50,000 non-school exemption and move to the larger amount beginning with their fifth year of exemption.

Save Our Homes is equally important for long-term owners. Once you have a homestead exemption in place, the Save Our Homes amendment caps annual increases in your assessed value to 3% or the Consumer Price Index, whichever is lower. In a market where home values may appreciate faster than that cap, your tax bill stays controlled year over year. This is a significant advantage for anyone buying a home in Lake County as a primary residence.

Lake County-Specific Closing Costs: CDD and HOA Fees

Beyond the standard Florida closing costs, Lake County has two items that are especially relevant due to the volume of new construction in the county.

CDD fees (amount varies, check the tax bill). Community Development District assessments are common in Lake County’s newer communities, particularly in Clermont, Groveland, and Minneola. These fees fund infrastructure built by the developer, roads, drainage, water management, parks, and community amenities. The CDD assessment appears on your annual property tax bill as a separate line item. It is billed each year rather than at closing, and it directly affects your cost of ownership, so factor it into your monthly budget from day one. CDD bonds have a fixed payoff schedule, and Florida law caps each bond at 40 years, though the operation and maintenance part of the assessment continues. Before you sign a contract on new construction, get the exact annual CDD amount in writing.

HOA fees (amount varies, check the estoppel). Most new construction communities in Lake County have mandatory HOA fees. These cover community maintenance, amenities like pools and fitness centers, landscaping of common areas, and sometimes gated entry. HOA fees vary widely between communities and add to your mortgage, taxes, insurance, and CDD, so get the exact figure from the HOA estoppel. Older, established communities in areas like Leesburg, Eustis, and Tavares are more likely to have minimal or no HOA fees. Before you go under contract, review the HOA budget, reserve study, and any pending special assessments. Understanding these costs is critical when comparing neighborhoods across Lake County.
