College Park is the most walkable neighborhood in Orlando proper, a grid of tree-lined streets, craftsman bungalows, and small businesses centered on Edgewater Drive, running north from downtown Orlando toward Lake Ivanhoe. It predates most of Orlando’s suburban expansion and has a neighborhood character that residents defend vigorously. Buyers come here for the architecture, the walkability, the lake access on the Ivanhoe chain, and the proximity to downtown without paying downtown prices.

Median prices run $500,000 to $850,000 depending on condition, lot, and lake access. I have been licensed in Orange County for 26 years and I have watched College Park evolve from an undervalued urban neighborhood into one of the most sought-after addresses in Orlando. What drove the transformation was simple: people discovered that walkability, character, and proximity to downtown are worth more than a three-car garage in a subdivision 45 minutes from everything. College Park figured that out before the rest of Orlando did.

What Makes College Park Different

Edgewater Drive is College Park’s main street, independent restaurants, boutiques, bars, a hardware store, a proper neighborhood feel. No chain retail dominates the corridor. The restaurants and shops are locally owned, and the community supports them with a loyalty that keeps the street vibrant year-round. This is not a lifestyle center designed by a developer. It grew organically over decades, and it works because the people who live here use it daily.

The neighborhood is about a mile and a half north of downtown Orlando, close enough to walk or bike to the Kia Center, the Dr. Phillips Center for the Performing Arts, and the Lake Eola farmers market. On a Saturday morning, you can walk from your front porch to Edgewater Drive for coffee, then bike to Lake Eola and back before noon. That kind of urban lifestyle does not exist anywhere else in Orange County at this price point.

The architecture is the main draw. Craftsman bungalows from the 1920s through 1940s. Spanish Revival. Colonial Revival. Some mid-century modern on the larger lots. These homes have original millwork, built-in cabinetry, hardwood floors, and a sense of detail and proportion that new construction cannot replicate at any price. Buyers come to College Park for the character, and they stay because the community matches the architecture.

The Sub-Areas

Edgewater Drive corridor (core), Walking distance to the main street. Highest demand, smallest lots, most foot traffic. Craftsman bungalows in the $550,000 to $900,000 range depending on size and condition. Renovated homes command the upper end, original condition homes offer entry at the lower end with renovation upside. This is the segment that defines College Park’s identity and commands the highest per-square-foot pricing.

Lake Ivanhoe waterfront, The northern boundary of College Park where the neighborhood meets the lake. Direct lakefront on Lake Ivanhoe, connected to Lake Adair. Very limited inventory (properties here rarely come to market. Prices run $900,000 to $2 million and above. The lake chain does not connect to the Winter Park chain) it is a separate system. But for buyers who want urban lakefront with downtown Orlando views, this is the only option.

Dartmouth / Princeton / Yale streets grid, The residential interior of College Park. The streets are named after Ivy League universities, and the neighborhood has the same tree-canopied, walkable character as the Edgewater corridor at slightly lower prices. The $450,000 to $700,000 range. More inventory turns over here than anywhere else in College Park, making it the most accessible entry point for buyers who want the College Park experience.

West College Park (Roper / Lake Adair area), Quieter streets, larger lots, and more post-war construction mixed with original bungalows. Prices run $400,000 to $650,000. Some of the most undervalued product in the neighborhood, buyers who want square footage and a yard at a College Park address start here. The trade-off is distance from Edgewater Drive, but on a bike it is a five-minute ride.

What Buyers Need to Know

College Park has no CDD fees. This is an established neighborhood that predates the master-planned development model by half a century. Most streets have no mandatory HOA. Buyers here are paying for character and location, not amenity packages and gated entries. The cost of ownership is straightforward: mortgage, taxes, insurance, and maintenance. No CDD surprises.

Condition varies widely. An unrenovated bungalow and a fully renovated one on the same street can have $200,000 to $300,000 in price difference. Before making an offer on an unrenovated home, understand what you are buying: older plumbing with cast iron drain lines that may need replacement, older electrical systems where some homes still have knob-and-tube wiring in the attics, and foundation systems that are not slab, many of these homes are wood-frame construction on piers. A thorough inspection by an inspector experienced with older construction is essential. Do not use a new-construction inspector on a 1930s bungalow. The skill set is different.

Renovation costs in College Park are higher than in newer neighborhoods because the work is more specialized. Matching original millwork, repairing plaster walls, upgrading electrical in a balloon-frame home. These are trades that require experience with older construction. Budget accordingly. A gut renovation on a 1,500-square-foot bungalow can run $150,000 to $250,000 depending on scope and finishes.

Parking

College Park has a parking reality that buyers from the suburbs need to understand: garages are rare on the older bungalows. Alley parking is common. Street parking near Edgewater Drive is competitive, especially on weekend evenings and during community events. If two cars and a garage are non-negotiable requirements, understand the inventory constraints before falling in love with a specific home. Some homes have detached garages or carports accessed from the alley, others have nothing but a driveway pad and street parking. Ask before you tour.

Schools

College Park feeds Princeton Elementary, College Park Middle, and Edgewater High School. Edgewater High offers the IB (International Baccalaureate) program, which is a meaningful differentiator from standard OCPS zoning. The IB program attracts families who want a rigorous academic track within the public school system. Verify school assignment by specific address through the OCPS boundary finder, some properties on the edges of College Park may feed into different schools.
