The trade-off is that you do not have the open water view, but you do have the functionality at a significant discount.
The Neighborhoods

These are generational homes, families buy them and hold them for decades. Inventory is extremely limited and when a direct Lake Conway waterfront property comes to market, it generates immediate interest. Expect to compete.

Hoffner Avenue / SR 528 corridor, Non-waterfront established neighborhoods close to the airport and the Beachline interchange. Prices $300,000 to $420,000. Strong rental demand from airport workers, airline employees, and aviation industry professionals. This is the most practical corridor in south Orlando for anyone whose daily life involves OIA. Gatlin Avenue area (Mix of older ranch homes and some updated product south of Lake Gatlin. Prices $280,000 to $380,000) the most affordable entry in the Conway market. Buyers looking for south Orlando on a budget start here. The homes are older, the lots are decent, and the location puts you close to the lake chain and the airport without the lakefront premium. Budget for updates on anything that has not been recently renovated.
Airport Proximity: Asset or Liability?

Some Conway neighborhoods are directly under the approach path to OIA’s primary runways, noise is a real factor in daily living. Value buyers who want south Orlando lakefront at prices below what Belle Isle commands also end up in Conway. The unincorporated neighborhoods have a wider price range and more inventory than Belle Isle proper. Investors targeting the airport rental corridor see consistent demand, the tenant pool is steady and the vacancy rates are low because the location advantage is not replicable anywhere else in the metro.
