County records, not MLS data. Sales after April 2026 are left out because the county is still recording them. A circle on a map does not follow subdivision lines exactly, so treat these as a close guide to the neighborhood.
A Little History
Mount Plymouth’s hotel was built in 1926 as part of a planned golf resort, but the 1926 real estate crash stopped most of the plan. The golf club closed in 2007.
What Homes Sold For
Of 135 recorded sales, 16 were under $300,000, 47 sold between $300,000 and $399,999, 18 between $400,000 and $499,999, 29 between $500,000 and $749,999, 15 between $750,000 and $999,999, and 10 at $1 million or more. Homes built since 2015 (29 sales) had a median of $650,000.
Lot size, acreage and whether a home sits in the protection area drive price here more than anything else. I compare recorded sales of similar lots before setting a number.
The Wekiva River Protection Area
Much of the area lies in the Wekiva River Protection Area, set by state law, where Lake County limits density and the spread of central water and sewer. Rules on what you can build or split on a lot are stricter than in most of the county, so check the zoning and future land use for any parcel before you plan to build, add a guest house or divide land.
Wells, Septic and Springs Rules
Many homes here use wells and septic systems. In springs protection areas, new septic permits on lots under one acre need enhanced nitrogen treatment, which costs more. Order a septic inspection and a well water test, and check whether the parcel falls in a springs priority focus area.
The Wekiva Parkway and New Building
The Wekiva Parkway (SR 429) was completed in January 2024, with an interchange at SR 46 serving Mount Plymouth and Sorrento, which shortened trips toward Orlando. Growth is following: the Hillcrest planned development south of SR 46 proposes up to 1,725 homes on about 466 acres and was approved by the county planning board in 2024. Watch county agendas for projects near any home you consider.
