Emerson Park, Master-planned community off Marden Road. Townhomes and single-family product. CDD fees are active. Prices $320K to $450K. The community has a pool, playground, and walking trails. Smaller lots in the townhome section, standard subdivision lots for single-family. Entry-level product for first-time buyers and young families.
Rhett’s Mill / Meadow Oaks, Established single-family neighborhoods west of US-441. Larger lots, older construction, more resale inventory than new. Prices $300K to $400K. These neighborhoods have the character of a settled community, mature trees, no CDD fees, and homeowners who have been there for years. Not flashy, but solid.
Kelly Park Crossing / Estates at Kelly Park, Newer communities on the north end of Apopka near the SR-429 interchange and Kelly Park Road. DR Horton, Pulte, and Meritage are active builders in this corridor. CDD fees apply. Prices $380K to $520K. This is the fastest-growing corridor in Apopka and where most new construction activity is concentrated. Wekiva Springs area, Older established neighborhoods near Wekiwa Springs State Park. No CDDs. Mix of ranch homes and custom builds on larger lots with mature landscaping. Apopka is served by Apopka High School and its feeder pattern of middle and elementary schools. The school quality conversation here is different from Winter Park or Lake Nona, buyers moving to Apopka for value and space understand the trade-off. The schools are functional and improving, but they are not the primary demand driver for this market. Some families in the Kelly Park corridor explore private school and charter school options.
