Williamsburg Real Estate: Established Homes Near International Drive

Williamsburg is a planned community in southwest Orange County, bounded by the Beachline Expressway (SR 528) to the north, SR 417 to the south, Shingle Creek to the east and International Drive to the west. Its main entrance is at Orangewood Boulevard and Central Florida Parkway. Orange County describes it as seven villages with their own pools, tennis courts and clubhouses, more than 3,000 homes in all, built from the 1970s on land that had been groves.

Single-family homes within about 1.1 miles of the center of Williamsburg sold for a median of $395,000 over the 12 months ending April 2026, based on county records. The median home sold had about 1,590 square feet and was built in 1988.

What Homes Sold For

Of the 94 recorded sales, 5 were under $300,000, 47 sold between $300,000 and $399,999, 30 between $400,000 and $499,999, 2 between $500,000 and $749,999, and 10 for $750,000 or more. Most homes are older and similar in size, so updates, roof and system ages, lake views and the village's HOA dues move the price. I compare recorded sales in the same village before setting a price or writing an offer.

The HOA and the Villages

The Williamsburg Homeowners Association covers the community. Village names on the county plats include Deer Creek, Green Briar, Lake Ridge, Lime Tree, Montpelier and Somerset, along with townhome sections. Dues, amenities and rules differ by village, so ask for the documents for the specific section. Williamsburg is inside Orange County's urban service area, with county water and sewer, and has no community development district.

Parks and Trails

Lester Mandell Park, a 7-acre county park, is on Central Florida Parkway. The Shingle Creek Trail runs along the east side of the area, with one section open south of Taft-Vineland Road and the section along Williamsburg in design.

Schools

Williamsburg addresses are generally zoned for Waterbridge Elementary, Freedom Middle and Freedom High. Confirm any address with Orange County Public Schools.

Getting Around

Williamsburg is one of the closest established neighborhoods to the tourist corridor. Without traffic, approximate drive times are about 10 minutes to the Orange County Convention Center, about 15 minutes to Universal, about 20 minutes to Orlando International Airport, downtown Orlando and EPCOT, and about 25 minutes to the Magic Kingdom. Traffic on International Drive and Central Florida Parkway can add a lot at peak times.

Nearby: Lake Bryan

A few miles southwest, Lake Bryan is lined with vacation resorts and timeshare condos, including Hilton's Grand Beach. Those units sell differently from homes in Williamsburg and are not included in the figures above. If you are looking at a vacation condo, ask me for recorded sales in that building.

Before You Buy

Check the flood zone, since land near Shingle Creek and the lakes includes FEMA flood zones; the HOA documents and dues for the village; and the age of the roof, air conditioning and plumbing on older homes. Orange County allows short-term rentals only in certain zoning districts or planned developments that expressly permit them, and a state license is required, so check before you plan on rental income.

I help buyers compare villages, HOA costs and the condition of older homes, using what homes actually recorded for and reading the HOA documents with you before you commit. For sellers, I use the same county records to set a price that holds up when the appraiser looks at it.
