Avatar Holdings began building it in 2002 and added the Isles of Bellalago section a few years later. The community has its own K-8 school, Bellalago Academy, and about a mile of lakefront.

The community was built with gated entrances, a clubhouse with pools and a fitness center, a boardwalk, and conservation land. Ask the HOA for the current amenity list, fees and rules for the section you are considering, since Bellalago and the Isles of Bellalago were built as separate phases.

Pleasant Hill Road is the main route. Without traffic, approximate drive times are 15 to 20 minutes to downtown Kissimmee, about 40 minutes to Lake Nona and Walt Disney World, and about 45 minutes to Orlando International Airport. Expect more at rush hour.

Check three things on any Bellalago home: the flood zone, since parts of the area near the lake and canals are in FEMA flood zones; the tax bill, for the education district and any other assessments; and the HOA rules on rentals. Osceola County allows short-term rentals only where the zoning permits them, and a state license is required, so do not plan on rental income without checking both.
