This is where Walt Disney World meets suburban family life, directly south of Orange County, home to the planned community of Celebration, the rapidly growing city of St. Cloud, and one of the largest planned unit developments in the country in Poinciana. Kissimmee is the county seat, but the buyer profile here is anything but homogeneous. Primary residence buyers, international investors, short-term rental purchasers, and first-time buyers are all active in this market simultaneously, and each group is looking at different neighborhoods with different expectations.
Right now, the Osceola County median sale price sits at approximately $355,000 with homes averaging about 68 days on market. Sellers who price correctly are getting roughly 97% of their asking price. Those numbers describe a market that rewards accurate pricing and punishes wishful thinking. The tourism economy (driven by proximity to Disney, Universal, and the US-192 corridor) creates an investment buyer class that does not exist in most Florida counties. But the residential side of Osceola is growing fast too. St. Cloud is pulling families who are priced out of Orange County but want strong schools and newer construction. Poinciana continues to expand at the affordable end. And Celebration remains one of the most sought-after planned communities in Central Florida, with prices and governance structures to match.

What Shapes the Osceola County Market
Tourism and Disney employment are the economic base. Walt Disney World straddles the Orange-Osceola county line, and tens of thousands of Disney cast members and support-industry workers live in Osceola County. The US-192 corridor (Irlo Bronson Memorial Highway) is the main artery connecting Kissimmee to the Disney resort area, and it has become one of the densest short-term rental corridors in the state. Beyond Disney, the broader tourism economy drives hotel, restaurant, and service employment that supports housing demand at every price point.
International buyer activity is significant. Osceola County has one of the most active international buyer markets in Central Florida, with Latin American buyers particularly active. Many are purchasing vacation homes for personal use, investment properties for short-term rental income, or a combination of both. Short-term rental investment drives a parallel market near Disney. The Four Corners area, the US-192 corridor, and purpose-built resort communities like Windsor Hills, Emerald Island, Storey Lake, and Solterra exist specifically for vacation rental investors. These communities are zoned for short-term rentals, include resort-style amenities, and attract buyers from around the world. But (and this is critical) not all of Osceola County is zoned for short-term rentals. Buying outside a permitted STR zone and intending to rent short-term is a zoning violation that cannot be remedied after closing. Verify before you commit.
Residential growth in St. Cloud is reshaping the county. St. Cloud, on the eastern side of the county, has become the destination for families relocating from Orange County in search of newer construction, larger lots, and lower price points. Lake Tohopekaliga (Lake Toho) sits at the western edge of St. Cloud, and Narcoossee Road connects directly to the Lake Nona and Medical City corridor in Orange County. This is no longer a small town. It is a rapidly growing suburban market with serious infrastructure investment.
Celebration is a premium market segment with its own governance. Disney developed Celebration in the 1990s as a master-planned community with village-style streets, strict architectural governance, and a quality-of-life focus that remains distinctive. The Celebration Company (the HOA) reviews all exterior modifications. Multiple neighborhoods within Celebration have their own sub-associations and CDD assessments, costs stack up. Median prices run $400,000 to $800,000 or more. Celebration’s K-12 schools draw families willing to pay the premium.
What Buyers and Sellers in Osceola Need to Know
Short-term rental zoning verification is critical before any investment purchase. Osceola County has designated STR zones, primarily along the US-192 tourist corridor and certain subdivisions near Walt Disney World. Properties outside those zones cannot legally operate as short-term rentals. The title search does not automatically flag this. Buyers must request a zoning verification letter from Osceola County before closing on any property they intend to use for short-term rental income. This is not a technicality. It is a deal-defining issue.
Vacation properties do not qualify for Florida homestead exemption. If you are purchasing a vacation home or investment property in Osceola County, you pay full assessed value with no exemption. That adds roughly $400 to $600 per year in property taxes compared to a homesteaded primary residence at the same price point. Over a 10-year hold, that is $4,000 to $6,000 in additional tax burden. Factor it into your investment projections from the start.
CDD fees in Celebration and Poinciana are significant and often underestimated. Celebration’s CDD assessments can run $1,500 to $3,500 or more per year on top of HOA fees and property taxes. Poinciana’s CDDs are lower but still material at $500 to $1,500 per year. Some communities also have outstanding CDD capital balances of $15,000 to $30,000 that can be paid off at closing or assumed by the buyer. Always request the full CDD disclosure before signing a contract.
HOA governance in many communities is active and consequential. Celebration’s architectural review process is particularly strict, exterior paint colors, landscaping changes, and structural modifications all require approval. In resort-style STR communities, HOA rules govern rental minimum stays, guest behavior, and property maintenance standards. Read the HOA documents carefully before committing, especially if you are buying for investment purposes.
