What Most Closing Cost Guides Miss About Osceola County

Homestead vs. Non-Homestead Tax Difference

Florida’s homestead exemption removes $50,000 from your property’s assessed value for tax purposes. That is only available for your primary residence. Vacation homes and investment properties pay the full assessed value, no exemption. On a $355,000 property at an effective rate of approximately 1.0%, a homesteaded owner pays roughly $3,050 per year while a non-homesteaded owner pays approximately $3,550 per year. That is about $500 per year in additional taxes. Over a 10-year hold, that is $5,000 in additional tax burden. If you are purchasing a vacation home or investment property in Osceola County, this is a real and ongoing cost that needs to be in your financial model from day one.

CDD Capital Balance Payoff

In Celebration and some Poinciana communities, there is a CDD capital assessment balance that can run $15,000 to $30,000 or more. This balance can be paid off at closing (by either the buyer or the seller) or the buyer can assume the remaining balance and pay it down over time through the annual CDD assessment on the tax bill. Some sellers choose to pay off the capital balance to make the property more attractive and simplify the transaction. This is a negotiation point in many Osceola County deals. Always ask about the CDD capital balance during due diligence, a $20,000 outstanding balance can be a meaningful negotiation lever if the seller is motivated.

HOA Reserve Fund Adequacy

Florida law requires homeowners associations to provide reserve fund disclosures to buyers. In older parts of Celebration and in established Poinciana communities, review the reserve study carefully before committing. Underfunded reserves lead to special assessments, one-time charges to homeowners to cover deferred maintenance like roof replacements on common buildings, pool resurfacing, or road repaving. A community with low reserves and aging infrastructure is a community with a special assessment in its future. Ask for the most recent reserve study and look at the funded percentage.

Commission Post-2024

The 2024 NAR settlement changed the default on buyer agent compensation. Sellers are no longer required to offer buyer agent compensation through the MLS. Instead, buyer agent compensation is negotiated separately as part of the purchase contract or through a buyer representation agreement. If you are selling, ask your listing broker what impact this change has on your net proceeds and how to position your listing in the current market. If you are buying, understand that you may be responsible for your agent’s compensation and factor that into your budget.
