Osceola County Home Prices, January to April 2026: County-Recorded Sales Report
This report covers home sales recorded in Osceola County from January to April 2026, taken from county property records as reported to the Florida Department of Revenue. It counts arm’s-length sales only, and leaves out transfers between relatives, foreclosures and other sales the county does not treat as market sales. It is updated as new records arrive.
Resale single-family homes (built 2023 or earlier) sold for a median of $395,000, about the same as $394,000 in January to April 2025. The median price per square foot was $178, down 4.3% from $186 a year earlier. Newly built homes are reported separately below, because new homes reach the county records later than resales and would skew a year-over-year comparison.

Resale Prices Month by Month
Median price of resale single-family homes by the month the sale was recorded, January 2025 through April 2026. Gold points are 2026.
The highest monthly median in this period was $405,000 in November 2025, and the lowest was $380,500 in August 2025. Single months move with the mix of homes that happen to sell, so the January to April 2026 figure above is the steadier number.

About These Numbers
Source: Florida Department of Revenue statewide tax roll data, built from Osceola County Property Appraiser records, as pulled on October 18, 2026. Included: sales the county marks as qualified, arm’s-length sales, of single-family homes and condominiums over $50,000. Resale means a home built 2023 or earlier. Sales reach the tax roll weeks to months after closing, so the most recent months fill in over time and the figures here will be revised. Sales counts are not shown for that reason. These figures come from public records, not the MLS, and are not an appraisal of any home.
