ChampionsGate Real Estate

ChampionsGate Real Estate: Golf, Resort Living and Vacation Homes

ChampionsGate is a golf resort community off I-4 southwest of Walt Disney World. Houston-based RIDA Development began building it in 2000 on about 1,500 acres, around two Greg Norman courses and the Omni resort. Most of it, including the resort and its community development district, is in Osceola County, and part sits across the line in Polk County.

Homes within about 1.5 miles of the resort sold for a median of $372,000 over the 12 months ending April 2026, based on Osceola and Polk county records. A large share of the homes here are vacation rentals, and the circle also takes in some nearby communities outside ChampionsGate itself.

County records, not MLS data. Sales after April 2026 are left out because the county is still recording them. A circle on a map does not follow subdivision lines exactly, so treat these as a close guide to the neighborhood.

Golf and the Resort

The International and National courses, both Greg Norman designs, opened in the early 2000s, and the Omni resort opened in 2004. ChampionsGate is also home to the Leadbetter Golf Academy’s world headquarters.

What Homes Sold For

Of 326 recorded sales, 104 were under $300,000 (mostly condos and townhomes), 81 sold between $300,000 and $399,999, 68 between $400,000 and $499,999, 58 between $500,000 and $749,999, and 15 at $750,000 or more. The single-family median was $425,000 for May to October 2025 and $419,900 for November 2025 to April 2026.

The Osceola side has more new construction and higher prices. On either side, a home’s rental history, furnishing and rental rules matter as much as its size, so I compare recorded sales of similar homes in the same section.

Vacation Rentals

Thousands of homes in and around the resort are vacation homes. In Osceola County, short-term rentals need zoning that allows them, a state license from the Department of Business and Professional Regulation, and a local business tax receipt. Polk County has its own rules, and each subdivision’s HOA can add more. Confirm the zoning and HOA rules for the exact home before you buy for rental income.

The ChampionsGate CDD

The ChampionsGate Community Development District was created in 1998 by Osceola County. Its original 1998 bonds were paid off by 2019, but districts can still charge operating assessments. Check the tax bill for the exact amount on any home, and note that Polk-side subdivisions have their own arrangements.

Growth Nearby

ChampionsGate West, on the Polk side, has filed plans for new retail and office space, with about 2,136 apartments planned on 80 acres, and the resort’s conference center is being expanded. Expect more traffic near I-4 as these come online.
