County records, not MLS data. Sales after April 2026 are left out because the county is still recording them. A circle on a map does not follow subdivision lines exactly, so treat these as a close guide to the neighborhood.

How Harmony Came Together

Harmony was approved as a development of regional impact in 1992 and opened in 2003. Starwood took over in 2005, and Sun Terra bought Starwood’s remaining assets in about 2017. Building continues today in Harmony West, the newer section, and The Lakes at Harmony is a 55-and-older section.

Harmony Golf Preserve, designed by Johnny Miller and Fred Bliss, opened in 2002 as a par 72 course. A pedestrian tunnel under US 192 connects the community to its schools.

What Homes Sold For

Prices sit in a narrow band. Of 374 recorded sales, 19 were under $300,000, 162 sold between $300,000 and $399,999, 165 between $400,000 and $499,999, 27 between $500,000 and $749,999, and 1 at $750,000. The single-family median was $407,900 for May to October 2025 and $405,000 for November 2025 to April 2026.

Because most sales are new builder homes, a resale often competes with new homes nearby and whatever incentives the builders are offering at the time. I check those before we set a price or write an offer.

The Harmony CDD

Harmony has a community development district (CDD), created in 2000, and its board meets monthly at Town Square. The CDD assessment appears on the property tax bill, separate from the residential owners association dues. Check both for any home you consider.

Getting Around

US 192 is the main road. Harmony is about 30 miles from central Orlando. Approximate drive times: 35 to 40 minutes to Orlando International Airport, about 30 minutes to Lake Nona, and about 50 minutes to downtown Orlando, depending on traffic.

Schools

Harmony High opened in 2004 on Arthur J. Gallagher Boulevard, and Harmony Community School and Harmony Middle serve the community. School assignment changes by address and by year, so confirm any home with the School District of Osceola County before you count on a zone.

Land Around Harmony

In 2017, Farmland Reserve bought about 4,200 acres in eastern Harmony, next to the large Deseret Ranch. Large landholdings like these mean the area around Harmony could change over the coming decades, so I watch county filings for any home near the edges.

Working With Me in Harmony

I help buyers compare streets and sections using what homes actually recorded for, not list prices, and I read the HOA and assessment numbers with you before you commit. For sellers, I use the same county records to set a price that holds up when the appraiser looks at it.
