Lake Pickett Real Estate: Rural East Orange County Near the Econ River
Lake Pickett is a 763-acre lake in unincorporated east Orange County, north of SR 50 and east of Avalon Park. Lake Pickett Road loops through the area, crossing the Econlockhatchee River on its way to Chuluota Road. Orange County treats most of the land here as rural, with two rural settlements, Lake Pickett and Corner Lake, where homes sit on lots of about an acre or more. Around them are larger rural parcels, conservation land and, south toward SR 50, The Grow, a new planned community built around a working farm.
Single-family homes within about 2.5 miles of Lake Pickett sold for a median of $800,000 over the 12 months ending April 2026, based on county records. The median home sold had about 3,040 square feet and was built in 2013.

County records, not MLS data. Sales after April 2026 are left out because the county is still recording them. With only 31 sales from November 2025 to April 2026, the half-year medians swing with the mix of homes sold.
What Homes Sold For
Of the 90 recorded sales, 2 were under $300,000, 6 sold between $300,000 and $399,999, 11 between $400,000 and $499,999, 21 between $500,000 and $749,999, and 50 for $750,000 or more. Land is a large part of the value, so I compare sales by lot size and land use as well as by house.
Rural Settlements and the Lake Pickett Study Area
Orange County designates Lake Pickett and Corner Lake as rural settlements, where density ranges from one home per acre to one per five acres, and the county does not allow new rural settlements or expansions. Rural land around them is generally limited to one home per 10 acres. The Lake Pickett Study Area, adopted in 2016, allowed clustered development in one place, the land that became The Grow, with buffers and preserved land at its edges. Larger proposals north of SR 50 were denied in 2016 and again in 2024. In 2024 Orange County voters also approved a charter amendment that requires a supermajority of the County Commission to raise density in the county's rural area. Check the land use and zoning for any parcel before you plan a barn, a guest house or a lot split.
The Grow and Newer Communities
The Grow, by Pulte, covers about 1,185 acres between Lake Pickett Road and SR 50 with about 2,000 planned homes. Plans include a working farm, community gardens, a park, miles of trails, an equestrian facility, about 650 acres of open space and a site set aside for a school. Construction was underway in 2026. Nearby, Pulte built Lake Pickett Reserve, the Estates at Lake Pickett and Sunset Preserve inside the Lake Pickett rural settlement, and M/I Homes is building Solace at Corner Lake, a small gated community of homesites around half an acre on septic systems.
Parks and Preserves
The Econlockhatchee Sandhills Conservation Area, about 706 acres run by the St. Johns River Water Management District, has trails for hiking, biking and horseback riding along the Econ River, with an entrance on Lake Pickett Road. Orange County opened the Ken Bosserman Econlockhatchee River Preserve, about 241 acres with a river overlook trail, in December 2025. Hal Scott Regional Preserve and Park is a short drive southeast.
Schools
Most of the area is zoned for East Lake Elementary, Corner Lake Middle and East River High, though some addresses are zoned to other elementary schools. Confirm any address with Orange County Public Schools.
Getting Around

Before You Buy
Check the flood zone, since land along the Econlockhatchee River and around the lakes includes FEMA flood zones; whether the home is on public water and sewer or a well and septic system; the land use and zoning; and the HOA documents for newer communities. Orange County allows short-term rentals only in certain zoning districts, and rural and most planned residential zoning do not qualify, so do not plan on vacation rental income without checking.
