Wedgefield Real Estate

Wedgefield Real Estate: Rural Acreage in East Orange County

Wedgefield is an unincorporated community in east Orange County, about 23 miles east of downtown Orlando, between SR 520 and the Beachline Expressway (SR 528). It began in the early 1960s as Rocket City, planned as housing for Kennedy Space Center workers, and was renamed Wedgefield Golf and Country Club in 1983. Today it is a rural community of larger lots and custom homes around the Wedgefield Golf Club.

Single-family homes within about 2.5 miles of the center of Wedgefield sold for a median of $564,950 over the 12 months ending April 2026, based on county records. The median home sold had about 2,320 square feet and was built in 2005.

What Homes Sold For

Of the 136 recorded sales, 1 was under $300,000, 24 sold between $300,000 and $399,999, 34 between $400,000 and $499,999, 40 between $500,000 and $749,999, and 37 for $750,000 or more. Land drives value here: an older home on several acres can sell for more than a newer home on a smaller lot, so I compare sales by lot size as well as by house.

Land and Zoning

Wedgefield is outside Orange County's urban service area and is one of the county's rural settlements. Most of the land is zoned for agricultural and rural residential use, and a large share of the area lies within the county's Econlockhatchee River protection area, which adds rules near the river and its wetlands. Before you plan a barn, a second home on the lot or a split, check the zoning and any overlay for that parcel with Orange County.

Water, Sewer and the HOA

Much of Wedgefield gets water and sewer from Pluris Wedgefield, a private utility. Orange County rated both systems substandard in 2025, and residents have weighed funding options for repairs, including a proposed special assessment. Ask the seller for recent utility bills and check the status before you buy. Homes outside the utility's lines may use a private well and septic system, which should be inspected and tested.

The Wedgefield Homeowners Association says membership is voluntary, but the community is deed restricted, and the covenants apply to every property. They cover matters such as animals and have been enforced in recent years, so read them before you buy a home for horses or livestock.

Parks and Preserves

Wedgefield is surrounded by conservation land. Hal Scott Regional Preserve and Park, about 8,700 acres run by the St. Johns River Water Management District, has trails for hiking, biking and horseback riding along the Econlockhatchee River. Tosohatchee Wildlife Management Area near Christmas has more than 60 miles of trails, and Orlando Wetlands in Christmas is known for birding.

Schools

Wedgefield School, a K-8 school on Bancroft Boulevard, and East River High serve the area. Zones change, so confirm any address with Orange County Public Schools.

Getting Around

The Beachline Expressway and SR 520 are the main routes. Without traffic, approximate drive times are about 30 minutes to Orlando International Airport and UCF, about 40 minutes to downtown Orlando and Titusville, and about 50 minutes to Kennedy Space Center. Expect more at rush hour.

Before You Buy

Check the flood zone, since parts of the area near wetlands are in FEMA flood zones; the utility service and bills; the deed restrictions; and, for any home on a well and septic system, a well water test and a septic inspection.
